Building setbacks along Drexel Road and Tucson Boulevard will be the greater of the MS&R setback (21' or height measured from future curb) or interior RCP setback of three (3) feet from the property line, whichever is greater. It appears that the MS&R setback will provide the greatest setback for lots along Drexel Road (lots 1-11 and 39) and the interior RCP setback of three (3) feet will be the greatest for lots along Tucson Boulevard (lots 11-19). Development Services Department Engineering Division has done a review of the received items and recommends conditional approval. The Drainage Report was reviewed for Tentative Plat purposes only. Address the remaining items as conditions of approval of the Tentative Plat. TENTATIVE PLAT CONDITIONS OF APPROVAL: 1) DS Sec.3-01.1.1: On sheet 3, provide clarification within a common area and the 80-ft Private Drainage Easement that will be a Recreational Trail and there will be a public access easement provided for the area incorporating the 50-ft Study Area and connecting trails to public right-of-way. Specifically, a) Tie in the public access easement from both ends of recreational trail to the public right-of-ways. Clarify width of public access easement across common areas. b) Label as Public Recreational Trail Access Easement. 2) DS Sec.10-02.2.3.1.6 A.4.d: On sheet 2, redraw leader lines adjacent to lots 33 and 34 for setbacks for basins to assure minimum 10-ft dimension between structures and any proposed basins or drainageways per geotechnical recommendations. 3) DS Sec.2-03.2.4.F: Clarify portions of new sidewalk and H/C ramps to be installed and label widths of sidewalks, as well as clarify existing sidewalk, along frontage of project along Drexel and Tucson Blvd. 4) DS Sec.2-03.2.4.L.5: Verification is required when any drainage solution occurring outside the boundaries of the plat is constructed with adjacent owners' permission. Additional notarized documentation of that approval will be submitted with the drainage report, if Dkt /pg of temporary construction easement / drainage maintenance easement for the proposed drainage improvements along west property boundary are not supplied at Tentative Plat stage. 5) Per D.S. 2-03.2.4.K: Per geotechnical Letter dated September 14, 2006, identify 1 to 2 feet setback from swale to foundation for sideyard drainage section detail on sheet 3. 6) DS Sec.2-03.2.4.F: Provide section for trail or access way along south side of development labeling material of path (compacted earth per W.A.S.H. submittal or otherwise). LANDSCAPE PLAN CONDITIONS OF APPROVAL: 7) DS Sec.3-01.Fig18: Remove trees from the following areas: a) From sight visibility triangles shown on sheets L5(along Tucson Boulevard), L2 and L4 (southwest of lot 40) to assure that no trees will obstruct the sight visibility area. b) Remove trees from Common Area A-3 between access trail and top of basin ramp for maintenance vehicle access. Submit separate copy of the title report, revised Tentative Plat, revised Landscape Plan sheets, response letter, and any other supporting documentation such as the authorization for west offsite drainage improvement.
