COMMENTS:

1. Section 4.1.7.3, LUC, permits a maximum of one year from the date of application to obtain approval of a final plat plat. If, at the end of that time, the final plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this final plat is October 2, 2006.

2. This project was reviewed in accordance with requirements of the Land Use Code (LUC) and Development Standard (DS), in particular, DS Section 2-03.6.0 for final plat content requirements.

3. Per DS 2-03.6.1.C, please enlarge the lettering referring to Oracle Engineering in the title block to a minimum of 12 point.

4. Per DS 2-03.6.1.D.2, please provide the recordation book and page numbers for adjacent recorded subdivisions on the location map.

5. Per DS 2-03.6.1.K, please provide the subdivision case number "S05-179", as assigned by Development Services, next to the title block of each page of the submittal.

10. Per DS 2-03.6.4.A, both cross access and cross parking easements/agreements are required to be provided for lot 3, as direct street access is not shown. Please amend the plan accordingly and provide the documentation associated.

11. Per DS 2-03.6.4.C, please clarify where the common element listed in the title block is located on the plat.

12. The plat indicates new lot lines that appear to be running through buildings shown on the approved development plan. Please note, buildings are not generally permitted to straddle lot lines. The lot line configuration presented indicates the above situation is proposed. To ensure this project is addressed appropriately, please provide a second map page with the plat that shows the building configuration with the proposed lot lines clearly labeled. Please note, staff will not be able to approve a lot line running through a building, if this is the case. Please address this on the resubmittal.

13. Please provide clarification on how the common element area (parking and access lanes) will be maintained.

The Plat has been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed. The site plan information on this Plat was not reviewed at this time. The site plan information will be reviewed in the development plan process.

1. Revise the title block or the plat to clarify the status of the common elements. If the common elements are listed in the title block they must be delineated as separate property on the plat. (DS 2-03.6.1.H.) At the request of mayor and council, if the retention basins are in a common area they must be given their own common area designation.
2. Add the note "Any relocation, modification, etc., of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public." (DS 2-03.6.2.I.)
3. Provide ties (dimension and bearing) for each depicted setback and for the detention/retention basins. (DS2-03.6.4 E and I)
4. The drainage report indicates that the two basins are connected by a culvert and that the basins overflow through a pipe to the Silvercroft Wash. Provide drainage easemenst for these drainage structures.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to the Roger Road Wastewater Treatment Facility via the Northwest Outfall Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

Based on the evaluation of project D00-0071, this project would qualify for Non-Participating sewer connection fee rates.
