The grading plan indicates that the entire site will be graded. The grading limits should include only construction indicated and approved on the tentative plat.

2) If the entire site is to be graded as indicated on the landscape plan, then will the entire site receive the dust control treatment indicated on the landscape plan.

3) Revise the plat and landscape plans to include slope ratios and depths for all retention and detention basins. The landscape plan and the tentative plat do not appear to match.
If the depth (the difference between top and bottom elevations) of the basin is three feet or greater the slopes may not be steeper than 4:1. DS 10-01(p. 78).

4) Revise the landscape plan and the tentative plat to match regarding the 20' drainage and landscape easement. The slope treatment proposed on the plat should appear on the landscape plan. Based on the tentative plat, a portion of the
landscape easement will include rock riprap with a filter fabric. Provide details for planting in these conditions if the 2:1 slopes are retained. DS 2-07.2.2.D

5) Provide calculations for the landscape border along I-10.
Fifty (50) percent or more of the area of the 20' street landscape border must be covered with shrubs or vegetative ground cover. LUC 3.7.2.4.A.5, DS 2-06.3.7

6) The 20' drainage/landscape easement along I-10 should be excluded from the note on the landscape regarding individual lot approvals. Based on the plat it appears that the drainage improvements may precede individual lot development.

7) Note 27 on the tentative plat is not applicable.

8) Revise the plans to identify any proposed walls or screening elements. screens along a street frontage must be located on the development side of the street landscape border so that they do not obstruct the view of the street landscape border from the street. LUC 3.7.3.2.B
