The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



We will send to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of commercial lots. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the final plat.

All Sheets: Add the subdivision case number, S05-164, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. No wastewater review fees will be charged for sheets where this is the only required revision.

All Sheets: Add the cross-reference case number, C12-86-51, near the title block of each sheet. This number should be shown less bold than the subdivision case number. No wastewater review fees will be charged for sheets where this is the only required revision.

Sheet 1: In the DEDICATION block, 2nd paragraph, 2nd sentence. Although the City Of Tucson accepts that drainageways and common areas are granted as easements to the PUBLIC, Pima County prefers that:

This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $100.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before May 01, 2007. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. This date will be provided on a future review of the final plat. .

2. Label the following items on the location map, Kino Boulevard, S.P.R.R., Tucson Diversion Channel, Park Avenue has been labeled in the wrong location. Also, reference recorded subdivision plats by book and page numbers.

The Final Plat for Interstate Business Park II has been reveiwed by the Engineering Division and we do not recommend approval at this time. The following comments must be addressed before the Plat can be forwarded to Mayor and Council for approval.

1. The Tentative Plat must be approved before the Final Plat can be approved.
2. Revise the total miles of new streets statement (General Note 3) to reflect that the proposed streets will be private.
3. Revise General Note 8 to reflect that this is an industrial/commercial development and that a property owners' association will be responsible for maintenance of the drainage facilities.
4. Explain the assurances mechanism that will be used for this project. If the project is placed into a third party land trust, provide the required information on the Plat.
5. Explain the need for Floodplain Use Permits as indicated by General Note 4.
6. Revise the basis of bearing statement so the description is consistent with the information that is presented graphically.
7. Development Standard 2-03.6.1.J indicates that line weight must reflect the nature of the line. The legend indicates that three different lines are represented by the same line width. Provide varying line widths for these lines.
8. Clarify whether the private streets will be common area.

Provide a detailed response letter describing how each of these comments has been addressed.
