05/03/2006 | JOE LINVILLE | LANDSCAPE | REVIEW | Denied | 1) Clarify if the portions of the project will be phased. For example if the drainage improvements are installed in an initial phase with the road construction, then the landscape requirement for dust control is applicable. In addition, if the retention basin in the northern portion of the site is constructed, then it will be required to meet the grading and landscaping requirements of DS 10-01. DS 10-01.V.5.2 (p. 100), LUC 3.7.4.3.A, DS 2-03.2.4.E A landscape plan will be required for the proposed basin. DS 2-03.2.1.C 2) Revise the plan to include slope ratios for retention and detention basins. Basin slopes are required to have slopes no steeper than 4:1 where depths exceed three feet, 3:1 for unprotected slopes and 2: 1 for protected slopes for depths less than three feet. DS 10-01.4 3) The landscape coverage for the retention/detention basin should be at least 35%. Provide landscape plans for the basin and include provisions for dust control per LUC 3.7.2.7 for all disturbed portions of the site. Indicate limits of grading on the landscape plan. DS 2-07.2.2.B |

05/15/2006 | LOREN MAKUS | ENGINEERING | REVIEW | Denied | DATE: May 15, 2006 To: Patricia Gehlen CDRC/Zoning Manager FROM: Loren Makus, EIT Engineering Division SUBJECT: Interstate Business Park Tentative Plat S05-164 (Third Review) T14S, R14E, Section 30 RESUBMITTAL REQUIRED: Tentative Plat, Drainage Report The Tentative Plat and Drainage Report have been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed. Tentative Plat 1. Since the drainage scheme for the project has changed from each lot providing its own retention and detention to having project-wide retention and detention, address the change in the General Notes on the Tentative Plat and in your response letter. Note 20 indicates that the maintenance will be the responsibility of the individual lot owners. Confirm that this note is the intent of the developers or revise the note to provide for common maintenance. The drainage report indicates that a lot owners' association will be required. 2. Clearly indicate the proposed drainage structures on the Tentative Plat. Show the location of each check dam and where the pipes will be provided with orifice plates. 3. Provide details with sufficient details to demonstrate that retention will be achieved in the pipes as proposed. Provide entry and exit inverts to demonstrate that the volume will be contained and will not merely flow out through the non-blocked pipe. This should be reflected on the Tentative Plat and in the Drainage Report. Drainage Report 4. 5. Number all pages in the drainage report including the Appendices. Include the page numbers for the appendices in the table of contents. Please note that a Stormwater Pollution Prevention Plan and Floodplain Use Permit will be required as part of the grading permit submittal. Submit a revised Tentative Plat and a revised Drainage Report. Include a detailed response letter, detailing how each comment has been addressed. If you have any questions, I can be reached at 791-5550 x1161 or loren.makus@tucsonaz.gov. Loren Makus, EIT Senior Engineering Associate |
05/17/2006 | TOM MARTINEZ | OTHER AGENCIES | AZ DEPT TRANSPORTATION | Denied | Traffic only has one question on this plat; is the cul-de-sac at the east end of the project a new connection to Ajo Way? If so, identify all access control on the plan because it may need to be permitted by ADOT(?). I will foreword the drainage to Dan Williams for his comments. Thank you. TM. |
