The preliminary point where TEP will serve this project is from the

TEP will provide a preliminary electrical design on the Approved
Tentative Plat within fifteen (15) working days upon receipt of the

The Tentative Plat (TP) and Drainage Report (DR) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Tentative Plat:

1. Please include a response letter to the comments along with the corrected copies of the DP.
2. Because of the proximity of the Silvercroft Wash, perhaps waiving the Detention/Retention requirements and draining directly into the Silvercroft Wash would best for recharge and minimal disturbance to the environment.
3. As per the Federal ADA requirements, all wheel chair ramps shall have the truncated domes instead of the standard grooves that are shown on COT SD 207. Aside from the Truncated Domes, all wheel chair ramps shall be constructed in accordance with COT SD 207.
4. Label existing and future sight visibility triangles per D.S. 2-02.2.1.10.
5. Please list estimated cut & fill quantities per D.S. 2-02.2.1.17.
6. Add the basin(s) maintenance responsibility note per S.M.D.D.F.M. 2.3.1.6 C 1 and 2 to the TP/DP.
7. Show Tentative plat number (S05-162) on all sheets per D.S. 2-02.2.1.29.
8. Placement of fill in excess of 2' above existing grade at any location in the outer 100' of the developing site is not allowed and/or shall meet the requirements per D.S. 11-01. Please address.
9. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.
10. Please show a typical cross section of the P.A.A.L. or call out the percentage of slopes. Call out the GB at the D/W, if applicable.
11. Please show the proposed roof drainage patterns, 100% of the 10-year flow must be conveyed under the sidewalks including any other site drainage as well. Please provide supporting calculations to demonstrate compliance with D.S. 3-01.4.4. If the location(s) of the roof scuppers have not yet been decided, a general note indicating sidewalk scuppers will be used when the roof scuppers locations have been designed and located will suffice.
12. List the consulting engineer on the plans with the pertinent information.
13. Add note: "Depress all landscaped areas 6" maximum for water harvesting".
14. "A grading permit and Stormwater Pollution Prevention Plans (SWPPP's) will be required for this project. Submit 3 sets of grading and SWPPP's with text, upon completion and submittal of a grading permit application. A grading permit may not be issued prior to site plan approval. Subsequent comments may be necessary, depending upon the nature and extent of revisions that occur to the plans".

Drainage Report:
1. Please include a response letter to the comments along with the corrected copies of the DR.

1. Section 5.3.8.2, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative/development plan. If, at the end of that time, the tentative/development plan has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this development plan is October 03, 2006..

2. Per DS 2-03.2..1.G The title block should indicate that this is a Tentative Plat / Development Plan. This project will be reviewed per DS 2-03 and DS 2-05.

3. Per DS 2-03.2.2.B.1 This project has been assigned the case number S05-162, list in the lower right corner next to the title block of all pages of the plat including the landscape and NPPO pages

4. Per DS 2-03.2.4.C This project has common areas therefore, label each common area individually with a separate letter designation. Enclose with a solid line each common area, private street, etc.

This would include any elements for the exclusive use by an individual owner or group of owners such as balconies, barbecue area, yards, etc.

5. Provide floor plans and elevations for each type of condominium proposed in order to establish setbacks and parking compliance. In the site development data there are 2 units indicated as 1 story units. All units on the site plan are indicated as 2 story units. Please clarify.

6. Per DS 2-03.2.4.G The streets proposed are considered PAALs and must meet the criteria of DS 3-05 and LUC Sec. 3.3.0 for vehicular area use. Clearly indicate the location of barriers for vehicular use areas per DS 3-05.2.3.C. Indicate on the plan location of required curbs or barriers. Provide a dimensioned cross section of the proposed street and adjacent sidewalk clearly indicating curbs and separation from pedestrian pathways.

7. Per DS 2-05.2.4.B The indicated surrounding zoning indicated on the south side and the west side of the proposed project is not correct. A portion of the south side and all of the west side are zoned R-1 not R-2 as indicated. Please correct. Contact Harold Schwartz at 791-5550 ext. 1162 for exact location of the Zoning boundaries.

8. Per DS 2-05.2.4.I The indicated street perimeter yard setback does not meet the requirement for developed area setbacks within established areas as per LUC Sec. 3.2.6.5.A. The required setback is 20' or 11/2 times the height of the structure which ever is greater. Based on a building height of 23' the required setback will be 34'-6". Provide a dimension from the building to the property line which meets this requirement.

9. Per DS 2-05.2.4.K Pedestrian circulation including handicap accessibility must be provided. The handicap ramps at the corners of the front sidewalk do not provide access to the pedestrian path for the project. See DS 2-08.3.1 A redesign will be required. Provide a handicap ramp from the required handicap parking space. See later comment about handicap parking space.

10. Per ANSI A-117.1 Sec. 1106.1 A van accessible parking space is required as one of the required visitor parking spaces. Provide a dimensioned detail of the van accessible parking space as well as a standard parking space.

11. Per DS 2-05.2.4.G If applicable, indicate all proposed easements with dimensions and labeled as to their purposes and whether or not the will be public or private.

12. Per DS 2-05.2.4.R Indicate sight visibility triangles along Huachuca St. See engineering comments.

13. Per DS 2-05.2.4.Q Show, on the drawing, off-street bicycle parking locations, including materials for lighting and paving, type of security, dimensions, specific type of rack and the number of bicycles it supports, and the location and type of directional signage. When adjacent to pedestrian paths, indicate the width of clearance available for
the pedestrian area. For specifics, refer to Development Standard 2-09.0.

14. Per DS 2-05.2.4.W If applicable, indicate the type and location of all freestanding signage including billboards.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to the Roger Road Wastewater Treatment Facility via the Northwest Outfall. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

Based on the evaluation of historical sewer improvement district maps, this project would qualify for Non-Participating sewer connection fee rates.

ALL SHEETS. Add the project number, S05-162, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

SHEET 1. Add the following General Note

THE REQUIRED OFF-SITE PUBLIC SANITARY SEWER LINE WILL BE DESIGNED AND CONSTRUCTED TO PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT STANDARDS.

Place a public manhole just outside the property line (i.e. in the right-of-way). From this location, the sewer to existing public manhole 9344-07 shall be public.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.
