Per DS 2-03.2.2.B.1 This project has been assigned the case number S05-162, list in the lower right corner next to the title block of all pages of the plat including the landscape and NPPO pages 2. Please clarify in the parking calculations that 2 parking spaces are being provided in garages or carports for each lot. Indicate the interior dimensions of the garage or carport (min. size of 17' x 18') in order to comply with the parking space requirements. 3. Per DS 2-05.2.4.K Pedestrian circulation including handicap accessibility must be provided. The handicap ramps at the corners of the front sidewalk will require redesign based on the comments by the traffic reviewer requiring radius curbs at the entrance to the project. The sidewalk in front of the handicap parking space appears to be flush with the pavement. If this is the case truncated domes will be required for the full width of the access aisle. If the sidewalk is not flush with the pavement a handicap ramp will be required at the access aisle. 4. Per ANSI A-117.1 Sec. 1106.1 A van accessible parking space is required as one of the required visitor parking spaces. Provide a dimensioned detail of the van accessible parking space. The dimensions provided do not meet ANSI A117.1-2003 Sec. 502.2 requirements for width of a van parking space (min. 11' when used with a 5' access aisle). If an 8' wide access aisle is used then a 8' in width parking spaces is allowed. 5. Per DS 2-05.2.4.R Indicate all sight visibility triangles along Huachuca St. See engineering and traffic comments. 6. Per DS 2-05.2.4.Q Show, on the drawing, the specific type of bicycle rack and the number of bicycles it supports. For specifics, refer to Development Standard 2-09.0. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Show the size and Pima County plan number for the existing public sewer. Also show the six digit Pima County manhole number for manhole being tied into. Show the type of material for all newly proposed sewers. Show the invert and rim elevations for all manholes. We will require a revised set of drawings and a response letter addressing each comment.
