2. This plat has been assigned subdivision case number S05-152. Note the subdivision case number in the lower right corner of each sheet on all plans. (D.S. 2-03.6.1.K)

3. Revise general note three (3) to the following: "The number of units is 36". (D.S. 2-03.6.2.B)

4. Under general note one (1), delete the sentence "Proposed zoning is HC-2".

5. On sheet 2 of 8, add the building footprint dimensions and bearings.

6. The CC&R's must be revised as follows: On the cover sheet please reference all the subdivision information found in the title block located on each sheet of the final plat (i.e. subdivision name, number of units, and common area).

7. Remove Lot 1 from the title block. There are not lots proposed as it is a condominium project.

Engineering has reviewed the received items and does not recommend approval of the Final Plat.


1. Correct the legal description in regards to the Township, Range, and Section

2. If applicable, please identify and callout all locations of various easements onto the final plat.

3. Include all the sheets submitted for review onto the sheet index located on the first sheet.

4. Better define the difference in line types for easements versus bearing/distant call outs for building edges. The two line types are too similar and can be confusing. Add this information to the legend.

5. The basis of bearings should be established from two (2) found, physically monumented points described and shown on the final plat; therefore identify the second found survey point along Sixth Avenue in the vicinity of 14th Street. DS 2-03.6.5.C.1

6. There is a floating Monument symbol at the southeast corner of the property, please tie down or correct location of this monument symbol.

7. Final approval of the Final Plat will not be warranted until all assurances items have been constructed per the approved site plan Activity Number T04CM02683. Please verify that these assurances items have been completed.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This review is being completed without the correct amount of review fees having been submitted. Regardless of the sheets that involve sewer information, all applicants shall pay the fees as shown on the fee schedule. Following the fee schedule, this project requires an additional $300.00 in review fees. Please refer to the last item of this review letter to know what the total fees will be for the second submittal of this project.

Based on the evaluation of historical sewer improvement district maps, this project would qualify for Participating sewer connection fee rates.

SHEET 1. Show the trust number in the Dedication. Once this trust number is shown, a sewer service agreement will be prepared for this project.

No new drawings are required, however this plan project will not be approved until the remaining $300.00 is paid and the requested information on item three is provided so that a sewer service agreement may be prepared. After the sewer service agreement has been completely processed, the project will be eligible for approval.
