The following review comments must be addressed. The site plan information on this Plat was not reviewed at this time. The site plan information will be reviewed in the development plan process. Plat 1) Provide copy of the recorded drainage facility and basin maintenance agreement. The agreement must assign responsibilities as outlined in the drainage manual. 2) Show the basin area in a surveyable manner. Remove the reference to the elevation of the basin floor since this elevation is subject to change in conjunction with the Development Plan review process. 3) Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. (DS 2-03.6.1.G) 4) Provide a title block with the following information is to be provided in the lower right corner of each sheet.(DS 2-03.6.1.H) a) Subdivision name; number of blocks, lots, and/or units; and common area. b) Legal description by section, township, and range. c) 3. If the final plat is a resubdivision of a previously recorded plat, indicate the title and the book and page reference of the existing subdivision. 5) Add the following note on all plats. The purpose of this note is solely for review forcompliance with local and state laws governing subdivision and lot splits. Section 4.1.7.3, LUC, permits a maximum of one year from the date of application to obtain approval of a final plat plat. If, at the end of that time, the final plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this final plat is August 8, 2006. 2. This project was reviewed in accordance with requirements of the Land Use Code (LUC), Development Standard (DS), American National Standard Institute (ANSI) and International Building Code 2003 (IBC). NOTE: The information required on a final plat is listed under DS 2-03. This project was reviewed in accordance with the structuring required and outlined in DS 2-03. Staff noted this project was not designed to the specifications of DS 2-03, and the following comments emphasize the notations that are required for final plats. It is further recommended that two separate sheets be utilized for this project, one with development details and one for recordation and survey notes. 3. Per DS 2-03. 6.1.D, add the following to the location map: the city limits boundary, recorded subdivisions within the section by book and page, and Dos Hombres Road. 4. Per DS 2-03.6.1.G, add the words "Book ____ Page ____" to both the upper and lower right corners outside the margin line. (To be filled in by the Recorder's office at recordation date.) 5. Per DS 2-03.6.1.H, add the following to a title block in the lower right corner of each sheet: subdivision name, number of blocks, number of lots, legal description by section, township and range (staff notes that the legal description is provided, just reformat to a final plat title block). 6. Per DS 2-03.6.1.K, please add the subdivision number S05-147 to the title block. 7. Per DS 2-03.6.2.H, please add the following note to the plat: "There will be no further division of lots without the expressed approval of the City of Tucson." 8. Per DS 2-03.6.2.J, add the following note to the plat: "This subdivision is subject to Ordinance No. 7343, which established zoning in the Sabino/Tanque Verde Annexation Area." 9. Per DS 2-03.6.3, pertaining to Final Plat Standard Paragraphs for Certification of Survey, please review this section of the Development Standard and add the information expressed in sections A-E. 10. Please note, a city rezoning case dated in 1990 has been found on record for the subject project. It is not clear in preliminary findings if this rezoning was successful. Staff is conducting further research and is in consultation with the Rezoning Division of Development Services to review any potential rezoning conditions applicable to the subdivision proposal. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Ina Road Water Pollution Control Facility via the North Rillito Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available.
