The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Please be aware that the format of the drawings submitted shall be 24” x 36”. The next submittal shall include the two sheets in this required format.

Both sheets need to be stamped by a professional engineer or a registered land surveyor. Please seal both sheets with a date and signature for your next submittal.

Please be aware that the project name shall be included in both sheets. Revise as necessary.

As previously requested on September 21, 2005, please show the recording information for the sewer easement.

The proposed private sewer shall be shown all the way to its point of connection with the existing public sewer. Please revise accordingly.

Show the length, size and slope of the proposed private sewer.

Show the rim and invert elevations for any cleanouts/manholes that may be proposed for this private sewer project.

Show the size and Pima County plan number for the existing public sewer.

If there are any existing public manholes shown on the record of survey, show their respective six-digit Pima County manhole number.

SHEET 1. Add the following General Note

ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT AT THE TIME OF SUBMITTAL OF PLUMBING OR BUILDING PLANS.

SHEET 1. Add the following General Note

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $78.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

Comment # 19: The following information regarding the existing public right-of-way will be
provided: the name, right-of-way width, recordation data, type and dimensioned
width of paving, curbs, curb cuts, and sidewalks.

2. Your comment response to number 20 indicates that there is a 6" CV line 22' from centerline in the center of the street, and an 8" line per PCWMD. Please show this information on the record of survey and ensure that the proposed lot configuration has no adverse effects to the existing/proposed utilities.

3. For clarity please add BOB to the legend it's assumed that BOB stands for Basis of Bearing.

COMMENTS: Please attach a response letter with the next submittal, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.


1) This review is for a record of survey for splitting an existing lot, with one single-family residence (SFR), into three lots. Please refer to the draft for Land Survey Exception for the requirements for the plans (DS 2-03.11.0).

2) Please provide a plot plan for Parcel A with dimensioned setback and lot coverage calculations. Also provide dimensioned elevation drawings. Refer to the plot plan instruction from the Zoning Review Section (2003 IRC: R106.2).

3) The plot plans for the Parcels B and C must be reviewed separately after the record of survey has had final approval. Place a note on the record of survey stating that the individual plot plans require separate review.

4) Each sheet for the Record of Survey must be twenty-four inches by thirty-six inches (24" X 36") with a two inch (2") margin on thew left side and one-half inch (½") margins of the remaining sides (DS 2-03.11.7.B).

5) All lettering and dimensions must be twelve (0.12) point or larger on the record of survey (DS 2-03.11.7.C).

6) Identify all the subdivisions and any survey plats, along with the map and page recording data, that are located within the area of the projection map on the record of survey (DS 2-03.11.7.D.2).

7) Label the section corners on the projection map (DS 2-03.11.7.D.3).

8) In the title block under "Record of Survey" add as "resubdivision of…" followed by the legal description. Also provide the proposed name for this Record of Survey (DS 2-03.11.7.F.2).

9) List as a general note: "Existing zoning is ____." (DS 2-03.11.8.B.2).

10) Add the following note: "The number of lots is ____." (DS 2-03.11.8.B.3).

11) In the general notes state the gross area of the existing parcel (DS 2-03.11.8.B.4).

12) Add the following note: "There will be no further division lo lots without the expressed approval of the City of Tucson." (DS 2-03.11.8.B.5).

13) Also provide this note: "Any relocation or modification of existing utilities and/or public improvements necessitated by the proposed development will be at no expense to the public." (DS 2-03.11.8.C.1).

14) Please add the following Certificate of Survey: "I hereby certify that the boundary survey as shown on this Record of Survey was performed under my direction and that all existing or proposed survey monuments and markers shown are correctly described. I further certify that this Record of Survey was prepared under my direction." (DS 2-03.11.9.A).

15) All easements of record must be delineated with dimensions on the Record of Survey. The use and the docket and page must be provided for each easement (DS 2-03-11.11.A). Please remove Note # 1 from this Record of Survey.

16) Please provide the right-of-way (ROW) width, recordation data, type and dimensioned width of paving, curbs, curb cuts and sidewalks on the Record of Survey (DS 2-03.11.11.B).

17) The proposed easement and driveway appears to be adjacent to the driveway for the adjacent property to the west. The minimum distance between driveways is twelve feet (12'-0") (Ord. No. 25-38).

18) Identify each proposed lot by number (DS2-03.11.12.D).

19) Please be aware that there may be additional comments relative to any changes made to the Record of Survey and additional information provided with subsequent submittals.
