Tucson Electric Power Company (TEP) has received the final plat
submitted for review dated March 30, 2006. This Company is unable to
approve the plat at this time.



An electrical design to determine our easement requirements will be
provided on the Approved Tentative Plat with fifteen (15) working days
upon receipt of the plat. Additional plans necessary for preparation of
the design are: building plans including water, electrical, landscape,
sidewalk and paving plans. Also, submit the AutoCAD version of the plat

The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at:

The final plat for this project cannot be approved until this office has received a copy of this letter. This is the 3rd request.

Sheet 1: In the DEDICATION block, Common Areas “A” or “B” are not mentioned. These elements would be typically dedicated or granted as easements to:

CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES FOR THE PURPOSE OF ACCESS INSTALATION AND MAINTENANCE OF PUBLIC SEWERS AND UTILITIES.

Common Areas “A” or “B” may also be elements that the Homeowners Association would accept responsibility for.

We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

Final Plat:

1. Please include a response letter to the comments along with the corrected copies of the FP.
2. Submit the Subdivision Improvement Assurances for review. The following items are required in the assurance package if a Third Party Trust Agreement will be used:

10. Please re-label all common areas that may be used in a dual and/or single use capacity per D.S. 2-03.6.4.C. For example, a Ret./Det. COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before March 29, 2007. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. This date will be provided on a future review of the final plat.

2. Per Development standards 2-03 6.1.D the following items must be included in the location map drawing. Please address as required. For clarity, it is preferable that the location map not be drawn with all the lot lines. A stick drawing depicting the major streets, major watercourses, railroads, and subdivisions should be included on the plan. The subdivision plats by book and page number should be referenced on the location map.

The following street names, rail road and watercourse should be labeled on the plan, Alameda Street, Speedway Blvd., Fresno St., Bonita Ave., Main Ave., S.P.R.R., and Santa Cruz River.

A small, project-location map will be drawn in the upper right corner of the first sheet of the plat at a scale of 3" = 1 mile. The location map shall provide the following information.

a. Show the subject property approximately centered within a one (1) square mile area.

b. Identify conditions within the square mile area, such as subdivisions, major streets, major watercourses, and railroads. Reference recorded subdivision plats by book and page numbers.

3. Please revise general note 4 to state verbatim as listed in DS 2-03.2.6.2.H

4. Please separate the hold-harmless statement from the dedication paragraph. Also please verify with the City Attorney's office, Michael McCrory, whether it is appropriate for the Mayor's name and appointed post to be listed under the dedication paragraph.

5. Add the word "Arizona" to the "Approval" text block after the word Tucson,.
