The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. This project will be tributary to the Roger Road Wastewater Treatment Facility via the Southeast Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf.

2. Based on the evaluation of historical sewer improvement district maps, this project would qualify for Participating sewer connection fee rates.

3. Add the project number, S05-125, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

4. Add the following General Notes

ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT AT THE TIME OF SUBMITTAL OF PLUMBING OR BUILDING PLANS.

ANY WASTEWATER DISCHARGED INTO THE PUBLIC SANITARY SEWERAGE SYSTEM SHALL MEET THE REQUIREMENTS OF THE INDUSTRIAL WASTE ORDINANCE (PIMA COUNTY ORDINANCE NO. 1991-140, AS AMENDED).

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM PIMA COUNTY
WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT.

5. The project requires a Joint Use & Maintenance Agreement. Please contact Pima County Wastewater Management Department's Ilene Deckard at (520) 740-6544 to process this requirement.

6. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $100.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

Tucson Electric Power Company has reviewed and approved the plan submitted
for review July 21, 2005.

Enclosed is a copy of a TEP facilities map showing the approximate location
of the existing facilities. There is an existing pole (#58) that appears to
be in conflict with the driveway, all costs associated with the relocation
of existing facilities will be billable to the developer.

In order to apply for electric service, call the New Construction Department
at (520) 770-2062. Submit a final set of plans including approved site,
offsite and electrical load plans. Include a CD with the AutoCAD version of
the plans. If easements are required, they will be secured by separate
instrument.

Provide a letter from the drainage engineer stating that the grading plan shows conformance to the Drainage Report. When ready to submit the grading plan, provide one copy of the record of survey, 3 copies of the grading plan, 4 copies of the SWPPP, and two copies of the drainage report.

1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is July 20, 2006.

2. Draw and label the Jurisdictional limits on the location map. The limits in question are along the West Side of the location map next to the rail road tracks. The limits are for the City of Tucson and South Tucson. Please add the requested information. DS 2-3.11.7.D.4

3. Please increase the text height of the words BOOK and PAGE along the right side of the paper. DS 2-03.11.7.E

4. The brief legal description in the title block should include that this is a resubdivision of lot 13 block B. Revise the title block as requested. DS 2-02.11.7.F.4

5. This project has been assigned the subdivision case number S05125. Please list the case number in the lower right corner of all plan sheets. DS 2-03.11.8.B.1

6. Add the following note. "Lots with frontage on a street designated a Major Street or Route shall have ingress-egress designed in a manner so that motor vehicles do not back out onto the Major Street or Route, through the use of circular drives, turnarounds, or other similar solutions." This note applies to lot 1. DS 2-03.11.8.B.6

7. Add the following Record of Survey paragraph.



CERTIFICATE OF SURVEY

"I hereby certify that the boundary survey as shown on this Record of Survey was performed under my direction and that all existing or proposed survey monuments and markers shown are correctly described. I further certify that this Record of Survey was prepared under my direction." DS 2-03.11.9.A

8. All required dedications of right-of-way must be executed prior to approval of the record of survey. The owner/applicant must contact the City of Tucson Real Estate Division for information and procedures for dedication of right of way. Please contact Jim Rossi at 791-4181 for information on the proper paperwork and recordation process. Add a note on the plan next to the right of way dedication note as follows. "Right of way dedication per Docket ______ and Page ______." DS 2-03.11.11.E

9. All proposed easements must be recorded prior to approval of the Record of Survey. All docket and pages must be listed on the plan. Record all proposed easements, list on the plan the docket and pages for each easement, and provide to CDRC with the next submittal package copies of the recorded documents. DS 2-03.11.12.A

If applicable to this site all existing easements that are to be abandoned or vacated must be completed prior to approval of the record of survey. Copies of the recorded documents must be submitted along with the next submittal package. DS 2-03.11.11.A

10. A one-foot no-vehicular access easement must be provided along the west property boundary of lots 2 and 3. Add the one-foot no-vehicular access easement to the plan and list the docket and page number. DS 2-03.11.12.B

11. Add a note to the plan that a separate site plan must be submitted for review and approval for development of each lot.
