We offer the following comments: 1. The submittal of the Performance Bond Assurance could not be verified. The City's assurance file for 22nd Road and Harrison Project does not have the original Performance Bond nor does it have a copy of the release letter for the Third Party Land Trust Assurance for 22nd Rd and Harrison. Submit the Performance Bond Original Copy or a duplicate of the Original Copy in order to process the project assurances. 2. This Office acknowledges the receipt of the legal description of the existing Pedestrian and Utility Easement (DKT 10568, PG 1991). The abandonment process should be completed before the submittal of the Final Plat Mylar. Verification of the abandonment recordation shall be submitted with the Final Plat Mylar. 3. If the 10' X 135' Drainage easement (Key Note 5) is intended for drainage maintenance access, it should be labeled "Drainage Maintenance Access Easement". Revise as necessary. 4. It does not appear that the submitted Declaration of Easements, Covenants and Restrictions reflect the proposed subdivision information shown on the Final Plat. Revise and explain how the revision was made. Reference the location where the revisions were made. "Comment noted" response is not sufficient. 5. The Declaration of Easements, Covenants and Restrictions should specifically address the maintenance of the proposed drainage facilities as shown on the subject project Tentative Plat/Development Plan. This Office recommends including the maintenance checklist in the Declaration of Easements, Covenants and Restrictions to allow the owners' association access to it and to facilitate their maintenance responsibility (D.S. 2-03.6.6.). This comment was not addressed properly in your response letter. 6. It does not appear that the submitted Declaration of Easements, Covenants and Restrictions document includes all the easements and documents listed in the Title Report. Clarify and revise as necessary. This comment was not addressed properly in your response letter. Prepare a detailed response that explains the revisions that were made and references the exact location on the Final Plat where the revisions were made. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines.
