1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is July 11, 2006.

2. Delete general notes 19 and 20. RCP is no longer proposed and these notes are no longer applicable.

3. Correct the subdivision case number listed in the title block to S05-117. The plat currently lists the case number as 505-117. (D.S. 2-03.2.2.B.1)

4. Revise the title block to state "Units 1 through 8". The plat incorrectly refers to Lots 1-8.

5. Revise the maximum allowed building height listed under general note 23 to 40 feet.

6. Under general note 25, add the number of bedrooms proposed for each unit under the vehicle parking calculation. (D.S. 2-03.2.4.G) (LUC 3.2.8.3) (D.S. 3-01.2.4.D)

7. Provide the actual lot coverage calculation under general note 21. (LUC 3.6.1.4.B) (D.S. 2-10.3.1.C)

8. The street perimeter yard is required to be measured from the Yavapai Road property line in conformance with established area criteria under LUC Sec. 3.2.6.5.A. The plat incorrectly shows keynote 32 measured from the curb. (D.S. 3-05.2.3.C)

9. Provide cubic volume area calculation (matrix) for all units.

10. Provide dimensioned building sections.

D.S. 2-03.0 Platting Procedures

1. This comment was not addressed "10. To help alleviate possible drainage issues are wall openings needed in block wall on the West Side of all lots that have the 8" x 6" wall opening on the East Side?" Provide additional information in regards to how these lots will discharge water that it has accepted from the wall opening on the eastside of the property. Per D.S. 2-03.2.4.L.2 Proposed flow arrows should be provided to illustrate how storm water will leave the lot.

2. It appears that existing and proposed flows drain to the north. Will the water harvesting area proposed at the southern portion of this project be capable of retaining water? Please demonstrate how storm water will be distributed to utilize the southern water harvesting area.

3. On sheet 1 please tie down one corner of the property/proposed project to the basis of bearing with distances to each found brass caps at Geronimo Ave and Los Altos Ave.

4. A permit or a private improvement agreement will be necessary for any work performed within the Right-of-way. Contact Permits and Codes at (520) 791-5100 for permit information.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


ALL SHEETS. Add the project number, S05-117, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

SHEET 2. Show the length, size and slope of all newly proposed sewers. You do not need to show this information for the individual HCSs.

SHEET 2. For reference purposes, assign a number to all newly proposed manholes.

SHEET 2. Show the proposed rim and invert elevations for all newly proposed manholes.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 3rd submittal. A check for the review fee of this submittal in the amount of $78.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.
