This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. We have sent to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of residential lots. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the final plat. Sheet 1: In the Dedication Block, third paragraph, first line after PUBLIC add the words , PIMA COUNTY. Sheet 1: In the Dedication Block, fourth paragraph, second line after PUBLIC add the words , PIMA COUNTY. Sheet 1: In the Dedication Block, sixth paragraph, first line after PUBLIC add the words , PIMA COUNTY. This office will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents. Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the final plat. The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet. The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter. The project can not be approved at this time. Address the following comments before review can continue. Prepare a detailed response that explains the revisions that where made and references the exact location on the plat and in the CC & R's where the revisions were made: Final Plat: 1. Add a general note stating that part of the subject parcel is affected by the City of Tucson floodplain regulations and a Floodplain Use Permit is required for any proposed improvements within the regulatory floodplain (D.S. 2-03.6.2.E.). 2. It is not clear if the existing onsite access easements proposed to be released, have already been processed. Clarify and have the Title Report revised accordingly (D.S. 2-03.6.4.A). 3. Include the last sentence of the Certification of Survey (i.e. I further certify that this plat etc.) (D.S. 2-03.6.3.A.). 4. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3. 5. Provide the tie between the subject parcel and the basis of bearing. At least one (1) corner of the subdivision shall be tied to the basis of bearing (D.S. 2-03.6.4.C.1). 6. D.S. 2-03.6.5.C.3. Revise the drainage inspection frequency, in Sections 7.1.2 and 7.1.3, by adding "and after every major storm" after the sentence "at least once a year". 3. The CC & R's shall specifically address the maintenance of the drainage facilities. The CC & R's should include a paragraph, which addresses the maintenance of all drainage structures in details (i.e. what facilities to be inspected and maintained, how, when, by whom, the drainage structures maintenance checklist, keeping records, and repair decisions, etc). This Office recommends including the maintenance checklist in the CC & R's to allow the homeowners' association access to it and to facilitate their maintenance responsibility.
