The Drainage Report is acceptable for Tentative Plat purposes and it is hereby approved. Additional drainage information and a revised drainage report might be required with the Grading Plan. The Tentative Plat is recommended for approval pertaining to Engineering and Floodplain Review. Please be advised of the following: 1. Compliance with Rezoning Condition #3 is required prior to the issuance of the first building permit. Clarify, in the Grading Plan submittal, how this condition will be complied with. 2. Add a General Note, on the Grading Plan, which states that the unnamed wash, which is classified as "Xeroriparian Habitats" shall be preserved and fenced off for grading, even if no encroachment is proposed. The Grading Plan shall depict the grading limits and the fence that will separate the wash from the construction activities. 3. The slope treatment and setback lines shall be determined in the Geotechnical Report, which shall be submitted with the Grading Plan. 4. For safety reasons, ensure, on the Landscape Plan, that either plants are not proposed within the existing and future sight visibility triangles, or the plants must comply with the requirements of Development Standard 3-01.5.1.A.1. at all times. 5. Ensure, on the Landscape Plan that landscaping will not interfere with the proposed drainage structures. |

Please submit the following documents for sign-off: 1 Reproducible Océ or Photo Mylar of the Plat, Landscape Plan and NPPO. Additional blackline copies will be made from the complete set and distributed to various review agencies for their files. These copies will be ordered from the City's contracted print company and billed to you unless you already have an account at another printing company. Please let us know which printing company you would prefer to use and list them on your attached transmittal form when submitting your mylars to the CDRC office for sign-off approval. Your printing company will deliver the mylar and three (3) blackline copies to your office. If you are out of town you will need to contact the printing company for pick up or mailing arrangement options.
