The activity number is S05-110. SUMMARY: The Record of Survey was received by Engineering on July 7th. Engineering has reviewed the received items and recommends conditional approval of the Record of Survey. RESUBMITTAL REQUIRED: RECORD OF SURVEY RECORD OF SURVEY COMMENTS 1. Each sheet will measure 24" x 36" and include a two (2) inch margin on the left side and one-half (½) inch margins on the remaining sides. Currently the left margin scales to 1 ½ ". Revise the plan to show a 2" margin on the left side. DS 2-03.11.7.B. 2. Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. 3. The first line of the title block must read, "RECORD OF SURVEY". DS 2-03.11.F.1. 4. The number of the proposed lots is to be noted in the title block. Revise. DS 2-03.11.7.F.3. 5. Be advised that the title of the Record of Survey does not need to include, "Unit No. 2, Lot 9," since it is included in the legal description. The title can include the verbiage, "Unit No. 2, Lot 9" however the number of lots must be included in the title block. When revising the plan ensure the title block is clear and meets the requirements of DS 2-03.11.7.F 6. The north arrow and scale should be placed together on each sheet, preferably in the upper right corner of the drawing. Revise as necessary. DS 2-03.11.7.G. 7. Change general note number 5 to read, ""The number of lots is ____." 8. It is acknowledged that the name, address and telephone number of the primary owners of the site is in the first paragraph of the dedication section however it is recommended for clarity of the plan to show it as it's own note. DS 2-03.11.8.A.1. 9. Place the S(YR.)-___ Land Survey Exception case number in the lower right hand corner of the plan next to the title block. DS 2-03.11.8.B.1. 10. Under the "Record of Survey" section replace the word, "Map" with "Record of Survey." DS 2-03.11.9.A. 11. Include a "5X5" box around the recording data verbiage. DS 2-03.11.9.C. 12. Provide the existing recordation data for the roads. Indicate if public or private. DS 2-03.11.11.B. 13. Indicate if the proposed 22' access and utility easement is public or private. DS 2-03.11.12.A. 14. There are two distances located on the south side of the project, 665.26' and 606.96'. However this is not a beginning/end point for the distances. Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: Catalina Poultry Acres Unit 2, Lot 9 Record of Survey – 1st Submittal S05-110 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito West (South Line) Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. A capacity request form may be found at http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. Based on the evaluation of historical sewer improvement district maps, this project would qualify for Participating sewer connection fee rates. ALL SHEETS. Add the project number, S05-110, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers. Add the following General Notes ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT AT THE TIME OF SUBMITTAL OF PLUMBING OR BUILDING PLANS. Show the existing public sewer, its size and the Pima County plan number. Show any existing and/or proposed private sewers all the way to the point of connection with the existing public sewer. If there are proposed private sewers, show the length, size and slope, as well as labeling the sewers as “proposed private sewer” or “new private sewer”. If the private sewers are existing, label them as “existing private sewer”. We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents. The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a record of survey. If, at the end of that time, the record of survey plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this record of survey plat is August 3, 2006. 2. Per DS 2-03.11.1.C. The plan does not indicate any existing sidewalks in the right of way. It is a requirement for a Record of Survey that all street frontages must have existing sidewalks. The sidewalks must be installed prior to final approval of the Record of Survey. Provide documentation for verification of sidewalks having been installed. 3. Per DS 2-03.11.5 Resubmittal. Should a resubmittal be required to address CDRC comments, the applicant will submit a detailed letter of explanation with the resubmittal packet.
