Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The final plat for this project cannot be approved until a copy of this letter has been received by this office. This is the second request. We will send to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of commercial lots. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the final plat. RESUBMITTAL REQUIRED: Final Plat and Assurance Package Engineering has reviewed the received items and does not recommend approval of the Final Plat. 1. All mapped data on a plat will be drawn at the same standard engineering scale, having no more than forty (40) feet to the inch. The scale provides staff the ability to verify dimensions more easily. It also affords greater clarity after photographic reduction (microfilming) for record-keeping purposes. DS 2-03.61.A 2. If applicable, if the final plat represents one (1) phase of a multi-phased project and access is provided through this phase to the future phases, indicate the access easements or public streets on this plat that will guarantee the access. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before March 12, 2007. 2. Revise the following items under the Approval and Recording text blocks. Under the APPROVAL text block replace the word the after Tucson Arizona with the word "THIS" and under the RECORDING text block, remove comma, the word "at" and the underline after the word thereof. Add a period after the word "THEREOF". DS 2-03.6.3.D 3. Staff has noted several discrepancies between the tentative/development plan in the lot line and curve data distances. While the discrepancies are not deal breakers please verify the correct distances for the lot lines adjacent to Fairview lots 1 and 2, the overall distance as noted, the curve data for lot 1 and the curve data for lot 10. DS 2-03.6.4.B 4. Add the lot numbers to the title sheet of the CC&R's. All lots with the exception of lots 5 and 6 have cross access, parking, and pedestrian circulation. Language related to any of the above could not be verified in the CC&R's. Please clarify if a separate instrument for each lot providing the cross access, parking, and pedestrian circulation will be recorded or will the CC&R's be revised to include the necessary language.
