Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a tentative plat. If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is July 4, 2006. 2. Per last review - please label the future curb for Fairview Avenue and the future property line on page 6 of the submittal. 3. Please clearly label the amount provided and location of the bicycle parking areas for Lots 2, 3, 8 and 10 on the resubmittal. 4. The handicapped parking provided for Lot 9, near the north end of the site, does not have a ramp nor access aisle. If this parking space is to be provided as a handicapped accessible space, please provide an access aisle and ramp designed to meet standards defined in ANSI Chapters 4 and 5. Please correct the location of the painted handicapped parking sign on Lot 4 - the handicapped paint symbol should be referencing the parking space, not the access aisle. 5. Please clarify if the pedestrian access aisles leading to Fairview Business Park Place on Lots 1 and 10 are in flush with the asphalt when bisecting the landscape area, or if ramps are needed. NOTE: Truncated domes are needed on these same pedestrian access areas - where transitioning from pedestrian to vehicular use areas. 6. Please revise the dimensions of the loading space on lot 3 to read "12" by 55, not 20 feet, as was listed. 7. Per last review - please revise the typical parking space detail "L" to include wheel stops, with dimension information. Wheel stops must be placed two and one half feet (2.5) from the front of a parking space. 8. Per first review - the City of Tucson Major Streets and Routes Map lists the maximum right of way for Fairview Avenue as 76 feet. The submittal indicates a maximum right of way at 60 feet, with a cross-section provided to that effect. To ensure the correct right of way is noted on this plan, as future road widening would impact this site, please contact Gary Oaks at Department of Urban Planning and Design, 791-4505. Please provide a written statement from Gary Oaks with the future right of way width for Fairview clarified. 9. Depending upon the responses provided, further review comments may be forthcoming.
