1. The second half of the following comment has not been addressed. As LUC Sec. 3.6.1.4.A.9 Provide a note stating: "All mechanical equipment shall be screened from adjacent streets exterior to the project and from adjacent existing residential development. Screening shall be architecturally integrated with the overall design of the RCP". Clearly indicate if equipment is to be ground mounted or roof mounted. If the equipment is to be roof mounted provide a detail showing how it will comply with the architectural design of the overall project. If a detail is required, provide it on the tentative plat.

2. As per LUC Sec. 3.6.1.4.D.1 In the key notes #3 it has been indicated using the developing area setback requirements. Since no new streets are being provided established area setbacks are required. It appears that the structures will meet the requirements of established area setbacks as per LUC Sec. 3.2.6.5.A. Change the note to indicate the required front street perimeter setback of 20' or 11/2 the height of the proposed walls from the front property line.

3. As per DS 2-10.3.2.F Two (2) copies of protective covenants or common use agreements are required if shared areas are to be established by easements over individually-owned property.

4. The above comments are minor in nature and can be reviewed over the counter, once the correction have been made, by setting an appointment with me at any time that is convenient for you.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



Sheet 1: Show the correct plan number (I-530) for the existing public sewer line in East 3rd Street.

Please be aware that this project that will not qualify for any sewer connection fee discounts for being located within the boundaries of an old sewer improvement district after Pima County Ordinance 2005-112 goes into effect on January 6, 2006, but your client may be able to obtain some demolition credits to reduce the cost of connecting these new structures to the public sewer system.

Arial photos taken in 2002 show an existing structure on this property that the new lot layout will not accommodate. Please contact Ms. Yvonne Suarez of the Pima County Wastewater Management Department at 740-6500 regarding the procedure for obtaining demolition credits for the wastewater fixture units in this structure.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative or preliminary plat. The required revision(s) may be shown on the Mylars.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
