The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to the Roger Road Wastewater Treatment Facility via the Santa Cruz Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. Contact Robert Decker, PCWWM Planning Services, at (520) 740-6625 regarding this matter.

Based on the evaluation of project G-295, this project would qualify for Participating sewer connection fee rates.

ALL SHEETS. Add the project number, S05-101, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

Show the existing public sewer to which this project is connecting, along with the size and Pima County plan number.

Show how this project will be sewered, including size, length and slope of the sewers, along with any necessary private sewer easements.

Add the following General Note

ON-SITE SANITARY SEWERS WILL BE PRIVATE AND WILL BE CONSTRUCTED, OPERATED AND MAINTAINED ON A PRIVATE BASIS. THE LOCATION AND METHOD OF CONNECTION TO AN EXISTING PUBLIC SANITARY SEWER IS SUBJECT TO REVIEW AND APPROVAL BY THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT AT THE TIME OF SUBMITTAL OF PLUMBING OR BUILDING PLANS.

Add the following General Note

A PROJECT CONSTRUCTION PERMIT MUST BE SECURED FROM PIMA COUNTY
WASTEWATER MANAGEMENT DEPARTMENT BEFORE BEGINNING ANY WORK ON THIS PROJECT.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

for review June 28, 2005. It appears that there are no conflicts with the
existing facilities within the boundaries of this proposed development.

Enclosed is a copy of a TEP facilities map showing the approximate location
of the existing facilities.

In order to apply for electric service, call the New Construction Department
at (520) 770-2062. Submit a final set of plans including approved site,
offsite and electrical load plans. Include a CD with the AutoCAD version of
the plans. If easements are required, they will be secured by separate

COMMENTS
1. An applicant has one (1) year from the date of submittal to obtain approval of a record of survey that complies with zoning and other development requirements in effect at the time of application. This record of survey must be approved and recorded on or before June 27, 2006.

2. General note one (1) states that all public infrastructure is fully improved yet the plan shows a new five (5) foot wide sidewalk. To meet the land survey exception, one of the criteria required, is for all street frontages to have existing sidewalks and curbs. At this point, a record of survey will not be allowed for the proposed split and a subdivision plat will be necessary to continue the subdivision process. Please contact the Engineering Section reviewer for this project to discuss possible option/s. One possible option may be the construction of the public sidewalks prior to record of survey review and approval. (D.S. 2-03.11.1.C)

3. The first line of the title block must read, "Record of Survey". (D.S. 2-03.11.7.F.1)

4. The number of proposed lots is to be noted in the title block. (D.S. 2-03.11.7.F.3)

6. Place the words "Book____Page____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation.
