Tucson Electric Power Company (TEP) has reviewed the final plat
submitted June 16, 2006. TEP is unable to approve the plat at this
time. TEP is waiting on plans for design completion, the design is
necessary to determine all easement requirements.



Please submit the approved tentative plat for preliminary electrical
design completion. Additional plans necessary for preparation of the
design are: building plans including water, electrical, landscape,
sidewalk and paving plans. Also, submit the AutoCAD version of the plat
on a CD or email to lcastillo@tep.com <mailto:lcastillo@tep.com> .



In your request for this design please let us know of any phasing of
this project.

The subject submittal has been reviewed. The Final Plat is conditionally approved subject to showing the following on the Final Plat Mylar:

1. Demonstrate how the subject development ties into the basis of bearing. Verify compliance with the requirements of D.S. 2-03.6.5.A.
2. The Final Plat Mylar shall reflect the abandonment of the Easement described in Keynote 6 of the approved Tentative Plat.
3. Add a general note, which states that all lots that are impacted by the 20' water easement, shown on Sheet 10/21, shall not be permitted until proper abandonment verification is submitted to the City

Assurances:

The Assurances Package is missing the following information:

1. A copy of the Trust Agreement.
2. A copy of the Warranty Deed.
3. A recent copy of the Title Report.
4. The legal description in Exhibit "A" in the Original Third Part Trust Agreement and the Amendment shall match the Title description in the Final Plat Mylar Title Block.

The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


Sheet 2: Delete the future lot numbers that appear on Block “D”.

Sheet 18: The north end of the existing 15” private sewer easement does not appear to extend to the public sewer easement or appear to close. Please explain.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

Patricia, I have just reviewed revised tentative plat S05-098 lots 1-664, phase I. I have also reviewed final plats S05-098 lots 1-340 Phase I, final plat S06-67 lots 341-418 Phase I, and final plat S06-071 lots 411- 664 Phase I. All part of La Estancia Phase I development. Roger agrees these four plats do not require a resubmittal to DUPD staff. However, all four plats have two common issue that can be addressed by DSD. These two issues are related to the attached wording and map provided by the applicant to DUPD staff.
07/25/2006 FRODRIG2 COT NON-DSD REAL ESTATE Approv-Cond Tentative and Final....no further comments except to note that right of way is not abandoned by plat as noted on the tentative. The right of way will be deeded to the developer simultaneously with the recording of the plat. Real Estate needs to be kept informed of the projected M&C date so we can schedule the street vacations for consideration by M&C at the same meeting.
