KOLB ROAD IMPROVEMENTS WILL BE DESIGNED AND CONSTRUCTED IN ACCORDANCE WlTH THE PlMA COUNW MAJOR STREETS AND ROUTES CROSS SECTION AND THE ADOPTED LA ESTANClA SPECIFIC PLAN. THE POCKET PARKS WITHIN PHASE I, SHALL BE COMPLETED UPON CONSTRUCTION OF 50% OF THE TOTAL NUMBER OF RESIDENTIAL UNITS WITHIN PHASE I. I. AS PART OF PHASE I, CONSTRUCTION OF IMPROVEMENTS TO THE JULIAN WASH LINEAR PARK, SHALL INCLUDE THE FOLLOWING: 1. THE AVERAGE WIDTH OF THE LINEAR PARK SHOULD BE 50 FT. MEASURED FROM TOP OF BANK. 2. THE LINEAR PARK TO INCLUDE A 12 FT. WIDE PAVED PATH, 8 FT. WIDE MEANDERING TRAIL, WlTH LANDSCAPING BETWEEN AND ALONG SIDE THE PATH AND TRAIL USING NATIVE PLANT MATERIALS, INCLUDING TREES EVERY 25 FT. MINIMUM, AND AN IRRIGATION SYSTEM. 3. SPECIFICATIONS FOR THE PAVED PATH SHALL BE ALL-WEATHER AND A.D.A. ACCESSIBLE. SPECIFICATIONS FOR THE TRAIL ARE A MINIMUM OF 2 INCH THICKNESS DECOMPOSED GRANITE COMPACTED TO 95% OVER NATIVE SUBGRADE COMPACTED TO 95%. The applicant has designed Phase I as a low density single-family detached development. In order to comply with the La Estancia PAD housing requirements, Phase II & III shall provide a range of densities and a diversity of housing types to balance the uniformity of Phase I design consisting of single family detached housing at approximately five RAC.
