RESUBMITTAL REQUIRED: Final Plat

Engineering has reviewed the received items and does not recommend approval of the Final Plat. Referring to the Development Plan submitted as a reference document, it became apparent that there are existing detention basins that are not being accounted for in the final plat.


1. Show detention/retention areas in a surveyable and readily retraceable manner. Development Standards 2-03.6.4.I

2. Common areas with different uses and maintenance requirements must be given separate designations; therefore separate the drainage/detention basins from other common areas and give it its own designation (i.e. Common Element "A" (Vehicular Use), Common Element "B"(Landscape), Common Element "C" (Drainage), etc. These designations must be shown on the plan in the proper locations. DS 2-03.6.4.C

CC&R Comments

1. Need a typical drainage facility maintenance note per Sections 1.5.1 and 1.5.2 of the Standard Manual for Drainage Design and Floodplain Management for the existing detention basins.
