SUBJECT: Engineering review of Aldea Del Norte Final Plat. The activity number is S05-094.

RESUBMITTAL REQUIRED: Final Plat

Engineering has reviewed the received items and does not recommend approval of the Final Plat.


1. Include a response letter with the next submittal that states how all comments have been addressed.

2. It appears that the following comments were not addressed from the previous Engineering review. Please look over and contact me with any questions/concerns.

3. Show the detention/retention areas in a surveyable and readily retraceable manner. DS 2-03.6.4.I

4. At least one (1) corner of the subdivision will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat. DS 2-03.6.5.A. Label the northern BCSM on Country Club along the Basis of Bearing being used for this project.

5. The Covenants, Conditions, and Restrictions (CC&Rs) shall have a note stating (a) that the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and detention basins; (b) that the owner or owners shall have an Arizona Registered Professional Civil Engineer prepare a certified inspection report for the drainage and detention/retention facilities at least once each year, and that these regular inspection reports will be on file with the owner for review by City staff, upon written request; (c) that City staff may periodically inspect the drainage and detention/retention facilities to verify that scheduled and unscheduled maintenance activities are being performed adequately; and (d) that the owner or owners agree to reimburse the City for any and all costs associated with maintaining the drainage and detention/retention facilities, should the City find the owner or owners deficient in their obligation to adequately operate and maintain their facilities. SMDDFM 14.3.4.2

6. A detention/retention basin check list should be provided within the CC&R's

7. Provide an Assurance Package for review and to cross check against the Final Plat. The Final Plat cannot receive Engineering approval until the Assurances have been crossed checked against the Final Plat.
