COMMENTS:

1. The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

2. As per DS 2-03.2.4.H Provide the recordation information for the vacated and conveyed right of way. (Book and Page numbers are missing). Must be provided on the mylar before zoning manager will stamp the plat.

3. As per 2-10.3.2.E Provide three (3) copies of Covenants, Conditions, and Restrictions (CC&Rs) which are required if there is to be an association of home owners to assume responsibility for the ownership and maintenance of commonly-owned property. They must be submitted with the final plat for review and approval.

01/12/2006 FRODRIG2 COT NON-DSD REAL ESTATE Approv-Cond S05-094, Aldea Del Norte, Tentative; As stated on 1/9/06 "Real Estate has received the legal description of the right of way proposed to be vacated and has had discussions with the applicant. The applicant has assured me that the issue with the easements will be addressed through the final plat, therefore, Real Estate removes any objection to the tentative and reserves comment on the final plat. " Also note that Real Estate has an associated item, RES #2005-044 for the vacation of a portion of Country Club R/W that need to be scheduled on the same M&C meeting as the plat.
