We offer the following comments: 1. It does not appear that the Mesquite Wash 10-year floodplain limits are shown on the Plat, which makes difficult it to review the location of the 50' study area. Revise as necessary. 2. The distances and bearings between monuments should be labeled either measured or calculated (D.S. 2-03.6.5.C.5.). 3. The 15'X15' Electrical Easement (Book 58, M&P page 92), described in Key Note 21, does not appear to be included in the Title Report. Revise as necessary 4. If the subject property is entirely privately owned, the "State Lease" references should be removed. Revise or remove the "State Lease" Key Notes. 5. Clarify the 30' call out on sheet 3 of 14 within Drexel Road. 6. It appears that the "Sewer Extension" Easement (Docket 11477, Page 2788) included in the Title Report is not shown on the Plat. Revise as necessary 7. It appears that the "Sewer Line and Associated Matter" Easement (Docket 12359, Page 231) included in the Title Report is not shown on the Plat. Revise as necessary 8. It appears that the "Discharge and Flowage of Water and Debris" Easement (Docket 12364, Page 2471) included in the Title Report is not shown on the Plat. Revise as necessary 9. It appears that the "Electric and Communication Facilities and Associated Matters" Easement (Docket 12528, Page 1838) included in the Title Report is not shown on the Plat. Revise as necessary CC & R's: 1. Response letter was not submitted for the previous CC & R's comments. Explain in details how the following comments are being addressed and what and were the corrections are being made: 2. Section 5.7 on page 22 describes a drainage easement that does not appear to be shown on the Final Plat. Address this issue. 3. Submit a copy of the CC & R's amendment specific for the subject development that includes a revised project sketch. 4. The CC & R's shall specifically address the maintenance of the drainage facilities. Add a paragraph, which addresses the maintenance of the drainage structures in more details (i.e. what facilities to be inspected and maintained, how, when, by whom, the detention/retention basin maintenance list, keeping records, and repair decisions, etc). The maintenance checklist should be referenced in the CC & R's. 5. This Office recommends including the proposed drainage facilities maintenance checklist in the CC & R's to allow the Home Owners Association access to it and facilitate their maintenance responsibilities. ASSURANCES: Submit the signed original assurances with the Final Plat Mylar. Prepare a detailed response that explains the revisions that were made and references the exact location in the CC & R's and on the Final Plat where the revisions were made.
