The eight units would require approximatly 100 feet if every one placed out their containers. There is not sufficient area to place the APC containers. * If APC's are the final solution they need to be placed and removed from the collection area on the day of service. Nasser/Freij 4 Lot Split TRANSMITTAL: 09/28/05 2nd review DUE DATE: 6/20/05 COMMENTS: 1. Section 4.1.7.1, LUC, permits a maximum of one year from the date of application to obtain approval of a Record of Survey. If, at the end of that time, the Record of Survey has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is 6/19/06. 2. DS 2-03.11.7.E Place the words "Book_____Page______" in both the upper and lower right corners out side the margin line. The blanks will be completed by the Pima County Recorder"s Office at the time of recordation. The Record of Survey is contained in the first sheet only. The additional sheets indicating buildings are supplemental to the record of survey and not a part of it. Renumber the supplemental sheet to 1 of 1 and remove the book and page spaces from the margins. 3. The "General Notes" #1 thru #11 listed on the supplemental sheet are required to listed on the Record of Survey sheet #1. 4. DS 2-03.11.11.E. Projects bounded by streets having only a portion of the Major Streets and Routes (MS&R) right-of-way width will be required to dedicate right-of-way to the MS&R width. Right-of-way dedication is required prior to Land Survey Exception approval. Include right-of-way dedication recordation information on the plan. Right of way dedication cannot be done by a record of survey. It must be completed and recorded prior to approval of the record of survey. Indicate on Record of Survey sheet #1 the docket and page recordation information for the dedication. The property line at the west side of the property as indicated is not correct. After the dedication it will be located 10' to east and should be indicated as such on both the record of survey page as well as the supplemental pages. The 10' along the MS&R should be clearly indicated as being dedicated right of way. On the supplemental page clearly indicate location of the following: 1. Dimension from property line to future curb location along west side of the property. 2. Dimension from back of future curb to the west wall of the new structure on lot 1. The required set back for the structure on lot 1 along the west property line is 21' or the height of the structure from back of future curb. 3. Location of sight visibility triangles 5. Please note that the parking as shown on submitted plan will not be approved unless a wall or barrier (min. 30" in height)is placed along lot lines between the parking areas from the front property line to the front of the structures. 6. Add a note on all sheets indicating that the Record of Survey and the supplemental sheet must be provided at time of submittal for building permits for review and approval. Engineering Division has reviewed the proposed Record of Survey/Land split proposal, and approval is not recommended at this time. Please address the following comments prior to resubmittal: 1. There appears to have been a lot split recorded for this parcel earlier this year. Provide copies of the approved lot split documents with your resubmittal. Contact the Zoning Review section for details. Additional comments may be forthcoming once the earlier split has been addressed. 2. Revise the title blocks so that each page is the same. The legal description is shown in two locations on Sheet 1 and the two instances are different from each other. (DS 2-03.11.7 F). 3. Provide the correct subdivision case number on each sheet. The case number is S05-082. 4. Street dedications in accordance with the Major Streets and Routes (MS&R) Plan must be shown. Projects bounded by streets having only a portion of the right-of-way width dedicated will be required to dedicate right-of-way, up to one-half (½), to complete the street width. Record of Survey approval may not occur prior to dedication. The dedication must be by separate instrument. Provide recording information on the plan. Revise the parcel boundary to reflect the dedication. (DS 2-03.2.4 H). 5. Benchmark locations, the proposed location of and method of tie to permanent survey monuments or to the nearest section or quarter section corner, and the proposed location and type of subdivision control monuments will be shown. All monuments found or set will be described. Fully describe and show all markings on found monuments (DS 2-03.2.3 a). 6. The drainage report must address Balanced Basin Flow attenuation requirements. Refer to Section 2.1 of the Pima County/City of Tucson Stormwater Retention/Detention Manual (DS 10-01.0). Please provide a revised report adressing how this proposed development will meet these requirements, or how alternative design(s) may preclude providing such. 7. The site is mostly D soils and not B soils as indicated on page 4. Revise all of the peak flood calculations accordingly. 8. Refer to Section 2.2 for 5-year threshold retention requirements. Since the parcel was created from a parcel larger than one acre after September 4, 1984, threshold detention is required. (DS 10-01.0). The Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the Record of Survey as submitted. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.
