Locate any shrubs or accents that exceed thirty inches in height behind the SVT. LUC 3.7.3.4 Show the near side SVT for the intersection of 6th Avenue and Manor View Road. 2) List the area of the NUOS area shown on Exhibit II.B.1 of the Environmental Resource Report. LUC 3.8.6.4.B. A minimum of 116,305 sq. ft. of NUOS is required, or whatever area equals thirty percent of the site area. Revise all plans to provide the minimum NUOS area required. 3) The street landscape border is also required along Lot 30. The street landscape border is required to be located in a common area. It cannot be located in the public right of way. Revise as necessary. LUC 3.7.2.4.A.2.C 4) Add the following notes to the landscape plan: Standard Notes for Planting in ROW All planting and irrigation that is proposed within the ROW must receive a permit prior to construction. Plans should be submitted to the City of Tucson Permits and Code section at 201 N. Stone, 4th floor. Once the permit has been approved, the applicant must call for a "Blue Stake " prior to the required pre-construction meeting with the City Landscape Architect, and prior to starting any work. It is the property owner's responsibility to keep the Sight Visibility Triangles (SVT), and the pedestrian access area clear of vegetation at all times, per Land Use Code (LUC) section 3.7.2.9. Final plant locations must be in compliance with all utility setback requirements. The owner understands that if the City of Tucson Transportation Department or any utility company needs to work within the ROW in the landscaped area, plants and irrigation may be destroyed without replacement or repair. The property owner assumes full liability for this landscape and irrigation, and any damage to roadway, sidewalk and utilities. The only private irrigation equipment that is allowed within the ROW is polyethylene type tubing and emitters that are not under constant pressure. All other equipment except for the water meter must be on private property. 5) The basin in common area 'B' is required to have 35% vegetative coverage of the basin area. DS 10-01.0 RESUBMITTAL OF ALL PLANS IS REQUIRED. IN ADDITION, a resubmittal of the Environmental Resource Report is required. |

The following review comments must be addressed. Tentative Plat 1. Make any required modifications for the Tentative Plat that may be required by the Drainage Report. Drainage Report 2. The Drainage Report provided with this submittal is incomplete. Provide a complete Drainage Report for review. 3. Provide clear and complete retention and detention basin calculation. Justify the percent of impervious area used to determine both the existing and developed runoff coefficients. Provide drawings of the drainage structures and basins including the weir design to demonstrate that the basin volumes consistent with the analyses. Please note that a Stormwater Pollution Prevention Plan and Floodplain Use Permit will be required as part of the grading permit submittal. Include a completed checklist as provided on the ADEQ website with the SWPPP. Submit a revised Tentative Plat and a revised Drainage Report.
