The following review comments must be addressed. Plat 1. The final plat cannot be approved until the tentative plat has been approved. 2. Revise the labels for the area indicated as "Future Right of Way" to indicate that it is right of way by this plat. 3. Provide ties with distance and bearing for the 12-foot access easement across the Tot Lot to Lot 10. 4. The final plat cannot be scheduled for Mayor and Council consideration until the assurances are approved. The complete assurances package must include a copy of the original trust, the original amendment to trust with exhibit A, the original agreement to construct with exhibit B, a copy of the warranty deed, a current title report and a location map on an 8 ½ x 11 sheet. This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Obtain a letter from the PCWMD's Development Services Section, written within the past 90 days, stating that treatment and conveyance system capacity for the project is available in the downstream public sewerage system and provide a copy of that letter to this office. Third request. The required form to request such a letter may be found at: http://www.pima.gov/wwm/forms/docs/CapResponseRequest.pdf. The final plat for this project cannot be approved until a copy of this letter has been received by this office. After we have received the required capacity response letter we will send to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of residential lots. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the final plat. Revise the DEDICATION block so that: Streets that are dedicated to the public, that will contain the public sewers and the public sewers, are not provided maintenance by the association. In the DEDICATION block, 3rd paragraph, although the City Of Tucson may accept the word PUBLIC, Pima County prefers that you GRANT to THE CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES. In the DEDICATION block, 4th paragraph, although the City Of Tucson may accept that easements are granted to the PUBLIC, Pima County prefers that these elements be GRANTED AS EASEMENTS TO THE CITY OF TUCSON, PIMA COUNTY AND ALL UTILITY COMPANIES. The next submittal of this project will be the second (2nd) submittal.
