Land Survey Comments
1. Provide a description of the monument at the NE Corner of the SW ¼ of the SE ¼ of Section 4 and provide recordation information.
2. Provide a basis of bearing. The basis of bearing should be established from two found physically monumented points described and shown on the plan.
3. Label all boundary monuments as found or set.
4. Indicate whether the distance between monuments is calculated or measured.
5. Provide a name for the proposed land survey in the Title Block.

Submit a revised Land Survey. Include a detailed response letter, detailing how each comment has been addressed.

for review April 26, 2005.

It appears that there are no conflicts with the existing facilities within
the boundaries of this proposed development. However, location of the
underground electrical cables are to be determined by blue stake.

In order to apply for electric service, call the New Construction Department
at (520) 770-2062. Submit a final set of plans including approved site,
offsite and electrical load plans. Include a CD with the AutoCAD version of
the plans. If easements are required, they will be secured by separate
instrument. Your final plans should be sent to:

1. An applicant has one (1) year from the date of submittal to obtain approval of a Record of Survey plat that complies with zoning and other development requirements in effect at the time of application. This Record of Survey plat must be approved and recorded on or before April 25, 2005.

2. Identify conditions within the square mile area, such as land surveys, major streets, major watercourses, and railroads. Reference recorded land survey plats by book and page numbers. DS 2-03.11.7.D.2

3. Please provide a margin along the upper right corner of the sheet and place the words Book ______ and Page______. DS 2-03.11.7.E

4. Revise the title block as follows. The first line in the Title Block should state "Record of Survey" the name of the survey such as "Montaño Property" should be the second line. 7. This project has been assigned the subdivision case number S05-067. Please list the case number in the lower right corner of all plan sheets. DS 2-03.11.8.B

8. The following information regarding the existing public right-of-way will be provided: the name, right-of-way width, recordation data, types and dimensioned width of paving, curbs, curb cuts, and sidewalks. This information must be provided for the street Speedway Place, which fronts the property. DS 2-03.11.11.B

9. The following information regarding existing utilities will be provided: the location and size of water wells, water pumping plants, water reservoirs, water lines, fire hydrants, and storm and sanitary sewers, including the pipe diameter and the invert and rim elevations of all manholes and cleanouts; the Pima County Wastewater Management Department (PCWMD) reference number; locations of gas lines, electric and telephone lines, poles, and on-ground junction boxes, and street lights. If water mains and sewers are not located on or adjacent to the tract, indicate the direction, distance to, and sizes of those nearest the property. Show sewer line invert elevations. The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



Public sewer line, I-70-11, is located approximately 250' away from the eastern boundary of the property being split, but per conversations with the owner, he wants these lots to be served by on-site wastewater treatment and disposal (septic) systems.

Per Arizona Administrative Code, R18-9-A309, a connection to a sewage collection system is required, if the connection is considered practical. To serve these lots using septic systems, the owner/developer of this property will need to obtain a waiver from the requirement to connect to the public sewer system from the Pima County Department of Environmental Quality, by demonstrating that a connection to the public sewer system is not practical per Arizona Administrative Code R18-9-A309.A.5.

At the time a request for building permit is submitted for review, the property owner shall therefore either:
Propose that both new lots will be connected to the public sewer system, or
Demonstrate that connecting these lots to the public sewer system is impractical, and that the soils on the lots are suitable for the use of on-site sewage disposal systems.

Mr. Robert Flynt of Pima County Development Services may be contacted for more information about the procedure for obtaining such waivers at 740-6502.

Show how the new 20' ingress/egress easement is to created.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the Record of Survey.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
