The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to the Roger Road Wastewater Treatment Facility via the South Rillito West-North Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. Contact Robert Decker, PCWWM Planning Services, at (520) 740-6625 regarding this matter.

Based on the evaluation of project D03-0035, this project would qualify for Non-Participating sewer connection fee rates.

ALL SHEETS. Add the project number, S05-064, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the final plat.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

Please attach a response letter with the next submittal, which states how all comments were addressed.

1. Each sheet will measure 24" x 36" and include a two (2) inch margin on the left side and one-half (½) inch margins on the remaining sides to comply with standardization requirements of state law for recorded plats. Please keep in mind, when selecting the material on which the plat will be drawn, that a specific material is required for recordation by the Pima County Recorder's Office. Please refer to Sec. 2.03.8.1.A of this Standard. DS 2-03.6.1.B Shift line work and text to fit accordingly.

2. In the project-location map identify Wetmore Road to be a through street from west to east. DS 2-03.6.1.D.2

3. Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. DS 2-03.6.1.G Shift line work and text to fit accordingly.

4. Indicate and label ½ right-of-way widths for all existing, future and or widening widths of each street. Label each street along with the appropriate dedication notation/recordation. DS 2-03.6.4.A Label all street centerlines.

5. Show detention/retention areas in surveyable and readily retraceable manner. DS 2-03.6.4.J Correct and revise.

6. General Note #6, as per the noted bearing S0023'59"E, it is not graphically shown on Sheet 2 of 2. At least one (1) corner of the subdivision will be tied by course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plat must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plat. DS 2-03.6.5.A Correct and revise.

7. Indicate distance between monuments. DS 2-03.6.5.C.1



8. Label all boundary lines as to exact nature. DS 2-03.6.5.C.2 Correct and revise exterior property line dimensions to be in concurrence with boundary lengths. Neffson Drive shows four (4) property line dimensions; 601.82', 406.53', 176.10' and 15.00' which total 1199.45'. It is shown on Sheet 2 that the bearing and distance is N0024'05"W 1184.45'. Correct and revise where applicable.

9. Submit a hard copy of the Closure Data for the boundary survey. DS 2-03.6.5.C.3

10. Show the distance and bearing between all monuments used. Indicate whether Measured or Calculated. DS 2-03.6.5.C.5 Correct and revise.

11. Restriction Agreement and Grant of Easements will indicate established responsibility for construction, maintenance, and ownership of any proposed common area, open space, private street, or similar joint use, when needed, will:
q Provide for maintenance of and liability for any proposed commonly-owned areas. DS 2-03.6.6.A Add note to agreement/easement. This could be indicated as an exhibit.

12. The Restriction Agreement and Grant of Easements and Final Plat, shall have a note stating; That the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and detention basins. SMDDFM 14.3.4.2 This could be indicated as an exhibit.

13. Add note to the Restriction Agreement and Grant of Easements, "As part of the drainage report submitted in conjunction with the Development Plan/Tentative Plat, a detailed inspection list and basin-performance criteria shall be included for subsequent reference by the Engineer responsible for annual and as-needed maintenance inspection of the basins and drainageways. SMDDFM 1.5.2 This could be indicated as an exhibit.

14. Provide cross access easement agreement for parking circulation.

15. Provide cross drainage easement to allow the drainage scheme to operate as designed.

16. The submitted documentation, "Restriction Agreement and Grant of Easements" and document from Lawyers Title Insurance Corporation specifies dedicated Common Area which is not shown graphically on the Final Plat. Correct and revise. The "Common Area" is to be shown in the title block.

17. General Note #7, Assured Water Supply Note was not noted on the Tentative Plat, therefore it is required to be specified on the Final Plat. As per DS 2-03.2.2.G indicate one (1) of the following notes;

q "This subdivision is within the planned water service area of the Tucson Water Department which is designated by the Arizona Department of Water Resources as having an assured water supply."

q "This subdivision is not within the planned water service area of the Tucson Water Department but is within the service area of (list name of water utility) which is designated by the Arizona Department of Water Resources as having an assured water supply." (If this note applies, a certification letter from the Arizona Department of Water Resources is required at the time of tentative plat submittal.)

18. Remove the numbers 45 and 100 along the ROW.

However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.
