The proposed sewer collection lines for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.

1. The tentative plat for this project has not yet been approved. Please be aware that the final plat cannot be approved until after the tentative plat has been approved.

2. Sheet 1: Revise the Dedication block, 2nd paragraph, 3rd sentence, so that:

PRIVATE SEWERS are included in the list of responsibilities of the ASSOCIATION OF INDIVIDUAL LOT OWNERS.

3. Sheet 1: Add a General Note that states:

All LANDSCAPING WITHIN 10' OF ANY PUBLIC SEWER MAIN IN THE STONE AVENUE RIGHT-OF-WAY SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

4. We will require a revised set of bluelines, and a response letter, addressing these comments. Additional comments may be made during the review of these documents.

Pima County Code Title 13.20.030.A.2 requires that a wastewater review fee be paid for each submittal of the . The fee for the first submittal is $166 plus $50 per sheet. For the second submittal, the review fee is $50 per sheet. For all subsequent submittals, the review fee is $39 per sheet.

The next submittal of this project will be the second (2nd) submittal. A check for the review fee of this submittal in the amount of $50.00 (made out to PIMA COUNTY TREASURER) must accompany the revised set of bluelines and response letter.

If the number of sheets changes, please adjust the review fee accordingly.

COMMENTS:

1. An applicant has one (1) year from the date of approval of tentative plat to obtain approval of a final plat that complies with zoning and other development requirements in effect at the time of application. This final plat must be approved and recorded on or before December 7, 2006. As of this final plat review date the tentative plat has not been approved therefore the one year date of the final plat approval is based on the date of submittal of the final plat documents. Once the tentative plat has been approved the approval date of the final plat will be on one year from the tentative plat approval date. This date will be provided on a future review of the final plat.

2. All text height must be a minimum 12 point (.12). Adjust the text height in the location map to meet this standard. DS 2-03.6.1.C

3. General note 2 related to the existing zoning is not required to be listed on the final plat. Please remove and replace the note with the following note. "The number of condominium units proposed is 14." DS 2-03.6.2.B

4. Revise general notes number four to state the following. "There will be no further subdivision of land or units without the expressed approval of the City of Tucson." DS 2-03.6.2.H

5. Please review and revise the fourth paragraph under the dedication text block. The paragraph should be written verbatim. DS 2-03.6.3.B.3

6. Please review and revise the "Approval" and "Recordation Data" text block as listed in development standards 2-03.6.3.D.

7. The following items must be added to the plan.

The building elevations and cross sections fully dimensioned.

The Unit Area Table must include the volume areas for each unit.

The floor plans of the units if all different must be added to the plan. If the same unit is to be constructed 14 times one elevation and cross section typical for the development must be added and fully dimensioned as requested.

8. This final plat cannot be approved until the CDRC committee has approved the tentative plat.

CC&R's

The Covenants, Conditions, and Restrictions (CC&Rs), Final Plats, or Development Plans shall have a note stating (a) that the owner or owners shall be solely responsible for operation, maintenance, and liability for drainage structures and detention basins; (b) that the owner or owners shall have an Arizona Registered Professional Civil Engineer prepare a certified inspection report for the drainage and detention/retention facilities at least once each year, and that these regular inspection reports will be on file with the owner for review by City staff, upon written request; (c) that City staff may periodically inspect the drainage and detention/retention facilities to verify that scheduled and unscheduled maintenance activities are being performed adequately; and (d) that the owner or owners agree to reimburse the City for any and all costs associated with maintaining the drainage and detention/retention facilities, should the City find the owner or owners deficient in their obligation to adequately operate and maintain their facilities. SMDDFM 14.3.4.2
