The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.



The Sewer Service Agreement has been forwarded to PCWMD for further processing.

Sheet 1: General Notes #6 and #12 are the same.

Sheet1: Revise the Beneficiary block so that:

The title company name appears as it does in the Dedication block.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.

submitted for review June 26, 2006. TEP is unable to approve the plat
at this time.



An electrical design to determine our easement requirements will be
provided on the Approved Tentative Plat within fifteen (15) working days
upon receipt of the plat. Additional plans necessary for preparation of
the design are: building plans including water, electrical, landscape,
sidewalk and paving plans. Also, submit the AutoCAD version of the plat

Final Plat:

The subject submittal has been reviewed. The Final Plat can not be approved at this time. Address the following comments on a revised Final Plat:

1. Show a 1' no access easement on the side of lots 44, 45, 1 (adjacent to Common Area "D") and 7 (adjacent to Common Area "B") (D.S. 2-03.6.4.H).
2. Although the basis of bearing is shown on the Plat, it does not appear that the subject development is tied into the basis of bearing. Verify compliance with the requirements of D.S. 2-03.6.5.A.
3. Revise the words (City of Tucson Engineer) in the Assurances Block to (City of Tucson Development Services Department Engineering Administrator).
4. It does not appear that this project is dedicating any new public right of way, parks, drainageways, or new easements that necessitate paragraphs 2 and 3 in the Dedication. Address this issue and revise as necessary.

Assurances:

The Assurances Package is missing the following information:

1. The "Agreement to construct Subdivision Improvements" is missing Exhibit "A" to Exhibit "A".
2. Exhibit "B" to Exhibit "A" is missing the following assurable item:
· "If any offsets against impact fees have been requested, all improvements that are the subject of the requested offsets shall be completed and accepted by the city prior to the final release of assurances. Assurances may be partially released prior to the completion of all improvements provided the releases are proportional to the level of completion of improvements".
3. The "Amendment to Trust" is missing Exhibit "A".

CC & R's:

1. Revise Article Ten in the CC & R's to replace "Pima County" with "City of Tucson".
2. This Office recommends attaching the Drainage Facilities Maintenance Checklist to the CC & R's as an exhibit to facilitate the maintenance process for the Association.
