The following review comments must be addressed. Final Plat 1. The Tentative Plat must be approved before the Final Plat will be approved. 2. Revise the basin maintenance note on the plat to include all of the requirements of the referenced sections of the Drainage Manual. 3. Revise the title block of the Plat to include a description of the general function of each of the common areas. 4. Provide two found monuments to establish the basis of bearings. Provide complete descriptions of the monuments. 5. The Plat will not be approved until the City of Tucson Department of Transportation indicates that all required contributions have been satisfactorily submitted as required by rezoning conditions 6 and 10. 6. Clearly label the retention basin. The basin must be noted both on the plat and in the title block. 7. Provide distances as well as bearing for each line segment tying the project boundaries and monuments to the section corner. 8. A complete assurances package must be submitted and approved before the plat can be submitted for Mayor and Council approval. The complete assurances package must include a copy of the original trust, the original amendment to trust with exhibit A (legal description), the original agreement to construct with exhibit B (assurable items), a copy of the warranty deed, a current title report and a location map on an 8 ½ x 11 sheet. Submit a revised Final Plat. Include a detailed response letter, detailing how each comment has been addressed. (520-740-6563), representing the Pima County Departments of Wastewater Management and Environmental Quality Subject: Outpost Terrace, Lots 1-17 and Common Areas A-E Final Plat - 1st Submittal S05-050 The final plat for the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). The following comments are offered for your use. Sheet 1: Add PRIVATE SEWERS to the list of the property owner association’s responsibilities in the last sentence of the 3rd paragraph of the Dedication. We will send to your office via e-mail, a .pdf file containing a private Sewer Service Agreement for the proposed number of residential lots. Three originals of the Agreement will need to be printed out from the .pdf file for notarized signature by the owner of record. Once the three originals of the Agreement have been signed by the Owner of Record, and notarized, they must be returned to Wastewater Management in order to satisfy the approval requirements for final plats. Please submit a revised set of bluelines for our records with the three signed and notarized orginals of the Sewer Service Agreements. No wastewater review fees will apply to this re-submittal. Please indicate on the transmittal slip: WASTEWATER REVIEW FEES FOR THIS RE-SUBMITTAL WERE WAIVED BY TIM ROWE’S JULY 22ND REVIEW LETTER FOR THE FIRST SUBMITTAL. 4. When the revised set of bluelines showing the change requested above, and the three signed and notarized Sewer Service Agreements are returned to this office, this office will prepare an approval letter for the final plat. Until that time, the CDRC should not consider this final plat approved.
