Zoning condition 11 states that the retention/detention areas shall be revegetated for use as a recreational area. Please adhere to this request in regards to the recreational area being able to be used for recreational activities. Please provide at minimum: picnic tables, barbecue, tot lot, and a shade shelter (which could include shading the tot lot) in Common Area D. Please provide a wide range of shade trees from the Low Water Use Drought Tolerant List. To increase the diversity of shade and longevity please provide some longer living trees, including evergreens that are in the Low Water Use Drought Tolerant List. Also, please do not locate any vegetation that has thorns at maturation in the recreational area. Please make the recreational area accessible via a handicapped accessible path. 2. Please show in a detail what decorative materials, type and color, will be used for the screen walls. |

The response letter indicates that the construction will be the reponsibility of the City of Tucson. Approval of a Plant Habitat Inventory and Mitigation Plan is required prior to development. Revise the plat to note the case file number, date of approval, and any conditions placed on that approval or, if the review has not been completed, that it is in process. The sidewalk along Broadway are a part of the improvement plans for the Harrison Road and Drainage improvements. I will confirm that the other issues have been addressed on the Mylar when it is submitted. If another submittal is required, the Engineering Section requests a copy of the submittal. Loren Makus, E.I.T. ******************************** DATE: June 17, 2005 To: Patricia Gehlen CDRC Coordinator FROM: Loren Makus, EIT Engineering Division SUBJECT: Outpost Terrace Tentative Plat S05-050 (Second Review) T14S, R15E, Section 10 RESUBMITTAL REQUIRED: Tentative Plat, Drainage Report The Tentative Plat and Drainage Report have been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed. Tentative Plat 1. Revise the parking area in the cul-de-sac to address parking overhang length over the sidewalk. The sidewalk will need to provide the full 5-foot width to pedestrians when vehicles are parked in this location. 2. Provide clearance from Tucson Department of Transportation showing that all required contributions have been satisfactorily submitted as required by rezoning conditions 6 and 10. Satisfactory arrangements will need to be made before the Tentative Plat can be approved. 3. Provide a note indicating that the project will require a Floodplain Use Permit unless the Harrison Road drainage improvements have been completed. 4. Provide sidewalks along Broadway Boulevard. 5. Revise the private drives to provide 18-foot radii on the curb returns at Lanterra Court. Drainage Report 6. The Drainage report is accepted for Tentative Plat purposes. The applicant may want to consider providing a bleed pipe for the retention basin since the disposal time is nearly 12 hours. Please note that a Stormwater Pollution Prevention Plan will be required as part of the grading permit submittal. A Floodplain Use Permit will be required unless the Harrison Road drainage improvements have been completed. Submit a revised Tentative Plat and a revised Drainage Report.
