Engineering has reviewed the received items and does not recommend approval of the Final Plat. Final Plat cannot be approved until Tentative Plat has been approved. Submit with the following review package the Assurance Package.


1. Place the words "Book ____ Page ____" in both the upper and lower right corners outside the margin line. The blanks will be completed by the Pima County Recorder's Office at the time of recordation. DS 2-03.6.1.G

2. The S(YR)-___ subdivision case number assigned to the approved tentative plat and place in the lower right corner of the plat next to the title block. If the property is subject to a rezoning case, the C9-__-__ rezoning case number is to be noted also. DS 2-03.6.1.K

3. Provide a legend, which shows and describes all symbols used on the drawing will be placed on either the first sheet of the plat or the first sheet which contains all or part of the subdivision drawing. DS 2-03.6.1.L

4. 6.3 Final Plat Standard Paragraphs. The following statements will be provided on the final plat, as applicable. All signatures must be in permanent, black, india ink and be accompanied by a notary signature and seal. DS 2-03.6.3

5. Dedications. A DEDICATIONS paragraph is required and must be placed on the first page of the plat to the effect that all streets, alleys, easements, and other rights-of-way and any lands for public uses are dedicated by this plat to the public or for private use. The paragraph entitled DEDICATIONS consists of four (4) elements: a statement of certification of title; a dedication statement; a hold harmless clause; and a signature line(s) for the property owner(s). DS 2-03.6.3.B

6. If applicable, the following BENEFICIARY block must be included on the title page. DS 2-03.6.3.C

7. Many items are not shown in the final plat. Please refer to the Development Standards section 2-03.6.4 (Proposed Subdivision Information) and section 2-03.6.5 (Survey Information) to assist in determining what information is needed on the Final Plat.

8. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3.

9. Show detention/retention areas in a surveyable and readily retraceable manner. DS 2-03.6.4.I

10. New Common Areas should be created for the two retention basins to prevent confusion in the future in regards to the exact boundaries of the basins.

As mentioned above, many items from the Development Standards section 2-03.6.4 & 2-03.6.5 were not addressed. Do to the number of individual items missing from those two sections comments were not generated for this review. 1. An applicant has one (1) year from the date of approval of the tentative plat to obtain approval and recordation of a final plat that complies with zoning and other development requirements in effect at the time of application. Since the tentative plat for this subdivision has not yet been approved, the approval date for this final plat may not be determined. In addition, the final plat may not be approved prior to approval of the tentative plat. Since the tentative plat has not yet been approved, any revisions made to the tentative plat which effect the final plat must also be made to the final plat.

2. This plat has been assigned subdivision case number S05-048. Note the subdivision case number in the lower right corner of each sheet on all plans. (D.S. 2-03.6.1.K)

3. Under the general notes on sheet 1 of 7, the gross site area of the subdivision listed in acres is incorrect.

4. Provide a cubic volume calculation/matrix for each unit.

5. Dimension building cross sections in order to verify cubic volume.

6. Provide building ties. See Engineering comments for additional information required.


7. The CC&R's must be revised as follows: On the cover sheet please reference all the subdivision information found in the title block located on each sheet of the final plat (i.e. subdivision name, number of units, common areas, and RCP statement).

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


SHEET 1. Revise the fourth paragraph of the Dedication to read

TITLE TO THE LAND ALL COMMON AREAS SHALL BE IN VESTED IN AN ASSOCIATION OF INDIVIDUAL UNIT OWNERS AS ESTBLISHED BY COVENANTS, CONDITIONS AND RESTRICTIONS RECORDED IN DOCKET _______ AT PAGES ________, IN THE OFFICE OF THE PIMA COUNTY RECORDER. THIS ASSOCIATION WILL ACCEPT RESPONSIBILITY FOR CONTROL, MAINTENANCE, AD VALOREM TAXES AND LIABILITY FOR THE COMMON AREAS, PRIVATE STREETS, PRIVATE SEWERS AND PRIVATE EASEMENTS WITHIN THE SUBDIVISION.

SHEET 1. Show the trust number of the title company so that a revised sewer service agreement may be prepared for this project. Additionally, please confirm if Fidelity National Title Agency is in fact a California corporation and not an Arizona corporation.

A new set of drawings will not be required, however this final plat may not be approved until the three sewer service agreements are processed and item one of this review letter is complete. Additionally, review comments on the tentative plat/development plan need to be addressed as well.
