The subject project has been reviewed. We offer the following comments:

1. Provide the correct S05-XXX Case Number in the Title Block (D.S. 2-03.6.1.k).
2. The Title Report describes easements that are not shown on the Final Plat and the Plat shows easements that are not described in the Title Report. Revise as necessary.
3. Indicate the widths of all streets and easements and drainageways within the subdivision boundary and label each as public or private as required by D.S. 2-03.6.4.A. Additionally, it appears that there are several easements that are not labeled and dimensioned.
4. Clarify what the areas between lots 293 - 294 and 246 - 247 are.
5. In order to expedite the plat review and approval, provide the boundary survey and closure calculations report in accordance with D.S. 2-03.6.5.C.3.
6. Show required setbacks, such as erosion hazard, drainage, etc. (D.S.2-03.6.4.E).
7. Show no-vehicular access easements where applicable (D.S.2-03.6.4.H).
8. Show the detention/retention areas (within the common areas) in a surveyable and readily retraceable manner (D.S.2-03.6.4.I). Showing the survey information of the common areas within which there are detention/retention basins does not suffice.
9. It is not clear if all the assurable items have been completely constructed. Submit with the revised Final Plat the Assurances package if the assurable items have not been completed.
10. Provide all curves survey data as required by D.S.2-03.6.5.
11. The CC & R's should specifically address the maintenance of the drainage facilities. The CC & R's should include a paragraph, which addresses the maintenance of the drainage structures in details (i.e. what facilities to be inspected and maintained, how, when, by whom, the detention/retention basin maintenance list, keeping records, and repair decisions, etc). This Office also recommends including the Drainage Facilities maintenance checklist in the CC & R's to allow the Home Owners Association access to it and facilitate their maintenance responsibilities.

Prepare a detailed response that explains the revisions that were made and references the exact location in the CC & R's and on the Final Plat where the revisions were made.

Tucson Electric Power Company (TEP) has reviewed the final plat submitted
for review March 21, 2005. TEP is unable to approve the plat at this time.

In order for this Company to approve the final plat, the following will be
required.

* Where the 11' Public Utility and Street Maintenance Easements are
combined with the 5' Private Pedestrian Access and Street Maintenance
Easements an additional 4' easement is required at each of the transformer
locations.
* Also, define the 25' area south of lots 236-245, 280-293, there are
existing facilities in this area and additional facilities will be placed in
this area.

Show all requested easements on the resubmittal of the final plat. Submit
two bluelines to the City of Tucson for TEP's final approval.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


SHEET 1. Add the following two General Notes

THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4.

NO PERMANENT STRUCTURES (I.E., MASONRY WALLS, FENCES, ETC.) MAY BE CONSTRUCTED ON OR THROUGH THE PUBLIC SEWER EASEMENTS SHOWN HEREON WITHOUT SEPARATE WRITTEN CONSENT OF THE PIMA COUNTY WASTEWATER MANAGEMENT DEPARTMENT.

ALL SHEETS. Add project number, S05-044, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

SHEET 1. Add project reference number S03-029 to the title block.

SHEETS 4 & 5. Label the public sewer easement and show the corresponding recording information.

SHEETS 4 & 5. Be aware that no structures of any kind may be built within a public sewer easement as outlined by the required general note on item 1 of this review letter.

SHEET 5. Provide a 35-foot return radius at all public sewer easement turns as required by PC/COT Standard Detail WWM A-3.

A Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $150.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

The one-year expiration date for this tentative plat is March 20, 2006.
