Pima County Development Services Department Development Review Division (Wastewater) SUBJECT: LeCocq/Blacklidge Apartments Subdivision Exception – 2nd Submittal S05-043 The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. A private Sewer Service Agreement for the proposed number of wastewater fixture unit equivalents has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the development plan. Show the rim and invert elevations of the cleanout. Delete General Note 9. It is a duplicate of General Note 21. Add the following General Note ANY RELOCATION, MODIFICATION, ETC., OF THE EXISTING UTILITIES AND/OR PUBLIC IMPROVEMENTS REQUIRED BY THIS DEVELOPMENT WILL BE AT NO EXPENSE TO THE PUBLIC. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution. The adjacent zoning to the west is C-1 and the required setback to the west property line is equal to the height of the exterior structure wall. The building setback of 12.16 feet shown on the drawing does not meet this requirement if the building height is 13 feet as stated on the plan. Revise setback to west lot line and provide elevation drawings to demonstrate how all required setbacks are met. Add the adjacent zoning on all sides of the project site to the record of survey drawing. LUC 3.2.6.4 2. The legal descriptions for each parcel must be included on the plan since they describe the required cross access easements. In addition to stating ingress-egress, utilities and pedestrian cross access, these legals must also specify cross-parking in their descriptions of easements. Revise to show full legals with easements described on the drawing. 3. Parcel 3 is labeled in two separate lots on the drawing. Revise to be correct and for clarity provide a density calculation for each lot indicating that the maximum density of 15 units per acre in the R-2 zone is not exceeded.
