The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


This project will be tributary to the Roger Road Wastewater Treatment Facility and Ina Road Water Pollution Control Facility via the South Rillito Central Interceptor. Provide a letter from PCWWM Planning Services, written within the past 90 days, stating that treatment and conveyance system capacity for this project is available. Contact Robert Decker, PCWWM Planning Services, at (520) 740-6625 regarding this matter.

Based on the evaluation of historical records, this project would qualify for Participating sewer connection fee rates.

ALL SHEETS. Add the project number, S05-043, to the title block of each sheet. This number should be shown larger or bolder than any cross-reference numbers.

This project is required to supply all necessary sewer design information per the subdivision coordination checklist. Please access http://www.pimaxpress.com and follow the requirements of the checklist to provide the proper layout and general notes for the sewer. An additional sheet may be necessary for this layout. Review comments will be provided after the 2nd submittal of this project.

We will require a revised set of drawings and a response letter addressing each comment. Additional comments may be made during the review of these documents.

The next submittal of this project will be the 2nd submittal. A check for the review fee of this submittal in the amount of $50.00 made out to PIMA COUNTY TREASURER must accompany the revised set of bluelines and response letter.

3. Provide lot coverage calculations for each of the three developed parcels per LUC 3.2.9. The maximum allowed lot coverage in the R-2 zone with multiple units is 75 %.

4. Provide information regarding the heights of exterior
building walls along each side of the apartment buildings.
Setbacks cannot be verified until building heights are specified.

5. As indicated in the legal descriptions, a cross access and parking agreement will be required to allow access to parcels 1 and 3 to be across parcel 2, to allow pedestrian access to parcel 2 across parcels 1 and 3, and to allow the required parking for parcel 2 to be on parcels 1 and 3. 6. List the names, addresses, and telephone numbers of the primary owners of the site.

7. All proposed easements (utility, sewer, drainage, access, etc.) are to be dimensioned and labeled as to their purposes and whether they will be public or private. Recordation information (docket and page) must be included on the plan prior to final approval.

SUMMARY: The Record of Survey was received by Engineering on March 21st, 2005. Engineering has reviewed the received items and does not recommend approval of the Record of Survey.

RECORD OF SURVEY COMMENTS

The next submittal must address the following items:

1. List the name, address, and telephone number of the person, firm or organization that prepared the record of survey. DS 2-03.11.8.

2. At least one corner of the property will be tied by a course and distance to a section corner, a quarter section corner, or an established City or County survey monument. The plan must include a description of that corner marker and an indication of how the bearings were determined. Corner tie recordation information is to be provided on the plan. DS 2-03.11.10.A.

3. Basis of bearings - The purpose of the basis of bearings on a survey is to enable another surveyor to retrace the original survey. As such, the statement must be referenced to found, readily locatable monuments. There are three general methods of establishing bearings.

a. Reference to a record of survey or a recorded plat.
b. Astronomic (normally solar or polaris).
c. Assumed.

The basis of bearings should be established from two (2) found, physically monumented points described and shown on the plan. If the monuments at each end of the reference line are fully described on the plan, they need not be described in the "Basis of Bearings" statement. DS 2-03.10.C.1.

4. Show the bearings between all monuments used. Indicate whether measured or calculated. Measured is the physical, direct occupation of a point/line by line of sight and not through calculations of other measured distances. Revise the plan. DS 2-03.10.C.4.

5. If applicable, identify all easements of record on the plan, with the recordation information, locations, widths, and purpose of the easement. DS 2-03.11.11.A.

6. Provide the recordation data (docket and page) for the existing public ROW. DS 2-03.11.11.B.
