COMMENTS: Please resubmit revised drawings along a response letter, which states how all Zoning Review Section comments regarding the Land Use Code and Development Standards were addressed.

1. Zoning conditionally approves the tentative plat subject to changes as listed below. Zoning will review the changes at time of re-submittal of the revised tentative plat to PDSD for CDRC Manager Signatures for compliance with the zoning comments.

2. Zoning could not verify the information requested for the title block. Review the title block and revises the requested information. Revisions must be made to all plan sheets including landscape and NPPO sheets.

Previous Comment 2 (DS 2-01.3.7.A.9 - Include in the title block of all plan sheets, the recorded book and page numbers and sequence number for the Cantera Subdivision Plat.)

SUMMARY: The revised Tentative Plat sheets (with phasing), CD, and cover letter were received by Engineering for review. Engineering does not recommend approval of the Tentative Plat at this time until the following comments are addressed.

TENTATIVE PLAT COMMENTS:
1) Tech Manual Sec.2-01.8.1.A: Provide documentation of status of differential grading. This documentation was not found in package or on CD.
2) Tech Manual Sec.11-01.2: There was a notation that an existing gas easement exists at the site and an existing sewer line exists at the site and has not been relocated during Tentative Plat review. Matt Flick had approved the final plat with these outstanding utilities on the site with a condition to the Final Plat that the utilities be addressed during construction. Please provide status or clarification of these utilities.
3) UDC Section 8.6.1.E.2: On sheet 5, it appears that bollards are proposed in Antrim Loop in the North (first) Phase, at east side between lots 90 & 91. Bollards, or a temporary cul-de-sac, should be located at termination of North Phase along Zeona Drive to southeast of lot 91. Clarify in response letter and on plan.
4) Admin Manual Section 2-07.6.1.B: The City will accept request for an extension letter that will be required at commencement of construction of assurable items or at first lot sale. Otherwise, the Title Agency may process set of substitute assurances for the Stardust Cantera property. Please call to discuss.

The next submittal should address all the above items. Submit revised Tentative Plat that includes the revised sheet, addresses Tentative Plat requirements. Submit also differential grading documentation (these reports may be submitted in CD format), and response letter. Prior to resubmittal, you may schedule a meeting with me to go over your comments.
