COMMENTS:

The Zoning Review Section approves the final plat for this subdivision, subject to the following changes on the executed final plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised final plat to verify that those changes do not affect any zoning requirements.

1. Be advised that principal for Ray Water Company must sign mylars before submitted to City.

2. Real Estate must be contacted for right-of-way abandonment to be scheduled on same Council meeting as final plat. All ROW recording blanks on final plat must be filled in on final plat submittal.

SUMMARY: The revised Final Plat, complete assurance package, title report, and response letter were received and reviewed by Engineering. Engineering does not recommend approval of the Final Plat at this time. Please address the following remaining Final Plat comments prior to resubmittal.

FINAL PLAT COMMENTS:
1) City of Tucson Development Standards (DS) Section No.2-03.2.4.K: The submittal of this final plat prior to final approval of differential grading is done at the applicant's risk since changes could be required of the tentative plat that may affect the final plat and incur further comments. For this project, differential grading process must be completed prior to issuance of grading permit. Please provide updated status of differential grading. Call to discuss any remaining issues.
2) DS Sec.2-03.6.4.K: In response letter, it was stated that the Plat needs to be recorded first. Typically, vacations can be done concurrently at the same Mayor and Council meeting or done prior to platting. Discuss status of Antrim Loop vacation and show recording information on plat planview or explain correspondence with TDOT or Real Estate.
3) DS Sec.2-03.6.4.F: Show the limits of the 100-year floodprone area in a surveyable and readily retraceable manner with frequent ties to intersecting lot lines for all flows of 100 cfs or more. Provide bearing and distances on all floodplain lines.
4) DS Sec.2-03.6.5.B: Address the following easement /survey comments:
a) DS Sec.11-01.9: For any proposed offsite construction, maintenance, or other easements, submit the original copy of the notarized permission from adjacent property owner. Provide docket and page for the construction / maintenance easements.
b) Symbol used in legend for survey monument at some boundary corners is not legible on planview. Clarify.
5) DS Sec.2-03.6.3.C: Beneficiary name should be checked. Under Beneficiary, provide beneficiary information including: contact person's name, Company that represents the beneficiary (from the agreement to construct this appears as Stardust Cantera, Inc.), and beneficiary's address.
6) DS Sec.2-03.6.5.C.5: Explain/revise General Note 15 to clarify that the boundary data as opposed to "section line" dimensions are from measured data for the distance and bearing between all boundary monuments.

For the revised Final Plat resubmittal it will be necessary to address all the above comments, submit the revised Final Plat, original signed CC&R's, original notarized permission letter, and detailed response letter.
