COMMENTS:


1. The Zoning Review Section approves the tentative plat for this subdivision, subject to the following changes on the executed tentative plat. However, should there be any changes requested by other CDRC members, the Zoning Review Section approval is void, and we request copies of the revised tentative plat to verify that those changes do not affect any zoning requirements.

2. It appears that the required access between the Cantera development and the development to the south has not been depicted on the drawing. It may be necessary to add a detail drawing depicting the proposed intersection as required per rezoning case C9-04-15, rezoning condition # 1. It is acknowledged that both Roger and I signed an ok by general notes 33 and 34 but I believe it is necessary to depict the proposed intersection even if it is not to be built by the Cantera developer. Please confer with Roger Howlett as to how to proceed with this requirement.

Engineering has met with the consultants, reviewed the received items and the letter from Sierra Pacific regarding offsite temporary construction. Any mitigation for the differential grading shall be addressed at grading plan review stage. The Real Estate Division has requested that they need to be contacted at least one month before final plat is scheduled on M&C agenda, and that the vacation of Antrim Loop must be on the same agenda. Engineering recommends approval of the Tentative Plat. The Drainage Report dated was accepted for review for Tentative Plat purposes only. Please correct tentative plat to be in compliance with C9-04-15, rezoning condition # 1 which required the tentative plat to be in substantial compliance with the preliminary development plan dated September 9, 2004.

Atrim Loop does not provide cross-access to the residential interior of Desert Point 2, the remainder of the rezoning site to the south. Per the preliminary development plan approved through the rezoning process, a connection to the south of this rezoning site will provide direct access onto both Alvernon Way and Benson Highway. Also please make a note of this under the General Notes Section.
