1. The streets shown within the location are too light and can not be read. Please darken.

2. Please remove the word easement that is superimposed over the words "the total" in general note E.

3. Tentative plat approval is required prior to final plat approval.

COMMENTS: Thank you for your submittal. This plat is approved pending
the following adjustments are completed before recording. The plat
really seems more like a development plat than a subdivision plat, but
if that is how it is to be recorded, our office requires the following
additions/corrections.

1. Remove hatching, striping and stippling.

2. There is a line missing on the west side of the plat, by the
restaurant.

3. Add the names of the surrounding streets to sheet 2 and add the
road information (were they established by map & plat, road maps or
docket?).

4. Add bearings and dimensions for the buildings as well as the
complete curve data.

5. Add the number of miles of new roads, public or private, to the
general notes, even if the number is 0.

6. Are the long dash, double short dash lines the original lot line?
If so, it needs to be a lighter line weight. The heaviest line weight
should be the perimeter line, with the lot lines being the next
heaviest.

7. Add the name(s) of the adjacent subdivision, with map and plat.

8. Add another sheet showing the bearings and dimensions of the
condominiums. If there is only one typical style, that can be used
instead of adding bearings and dimensions for each unit.

The proposed final plat for the above-referenced project has been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


1. We will send to your office via e-mail, a pdf file containing a revised Sewer Service Agreement reflecting the proposed number of 148 residential and 66 retail condominium units. The revised SSA also reflects the new title insurance company. . Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

SUBJECT TO THE ABOVE, The Pima County Department of Environmental Quality and the Wastewater Management Department hereby approve the above referenced submittal of the Final Plat as received by us on October 31, 2006.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality Department.


Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating, or engaging in an activity which may cause or contribute to air pollution.

RESUBMITTAL REQUIRED: Final Plat,

The Plat has been reviewed by the Engineering Division and we do not recommend approval at this time. The following review comments must be addressed. The site plan information on this Plat was not reviewed at this time. The site plan information will be reviewed in the development plan process.

1. Perform quality checks on the plat. There are arrow leaders that do not point to the described features, overlapping text and text extending beyond the edge of the drawing. It might be helpful to remove the drawing features that don't present survey information.
2. Clearly show how the units are tied to the boundaries with distances and bearings. Clearly indicate on each affected drawing the location of the point establishing the local coordinate base and show how it is tied to the boundaries.
3. Explain sheet 2. There are areas labelled for various uses without boundaries indicated.
4. Clarify and confirm that the listed beneficiary is correct. Generally the beneficiary is separate from the title company.

Submit a revised Plat. Include a detailed response letter, detailing how each comment has been addressed.
