DS 9-05.4.3.C.2.b.1 Identify any walls, structures, or other features that may make the parking not visible from the adjoining street level on the landscape plan. Provide any information that indicates compliance with the screening requirements. The current version of the plan contains no mention of screening or compliance with the above section. 2) Revise the development plan and landscape plan to clarify how the project meets the screening provisions of LUC 3.7 & DS 9-05.4.3. Show and label all screening elements on both plans. Refuse storage and loading areas, as well as parking areas, require screening. Provide details. 3) The areas planted with crossvine or annuals will need to be located entirely on site. Although the response letter indicates that crossvine is not used in the right-of-way, the symbol the still appears outside of the property lines. All plants used within public right-of-way areas are required to be from the drought tolerant plant list. LUC 3.7.2.2 Revise the plans as necessary. 4) Approval from the City Engineer and TDOT Landscape Architect for the landscape and irrigation improvements in public right-of-way areas is required. |

This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. We have sent to your office via e-mail, a .pdf file containing a Sewer Service Agreement for the proposed number of fixture unit equivalents for this development. Three originals will need to be printed out from this file for notarized signatures by the Owner of Record. The three signed originals of the Agreement must be returned to this office in order to satisfy the necessary requirements needed to approve the Mylars of the Final Plat or Development Plan.
