Per the Civano Master PAD Section C-5.a pedestrian trails are to be either paved (i.e. concrete) or natural surface (i.e. earthen, or compacted DG providing handicapped accessibility as indicated Section C-5. Staff also assumes that this trail will provide primary access to the dwelling units for lots 25-28 since the lot typicals indicate that side being the front of the units. The thirty-(30) foot cross-section was not intended for pedestrian traffic per the Neighborhood 1 Sub-PAD. The “Lane” cross-section is designed with two ten-(10) foot travel lanes, two (2) foot wedge curbs, and two-four (4) foot landscaped areas. No sidewalks are to be provided. Pedestrian access has not been shown for lots 21-24. Wall heights will be limited to 42 inches for the lot frontage per the ‘Desert Home’ lot layout per the PAD. This should be added to the lot typicals on sheet 5 of the tentative plat. Street ‘A’ ends in the southern portion of the subdivision to apparently connect to a future subdivision within Sierra Morado. Please indicate if this situation has been discussed with Pulte. |

If, at the end of that time, the tentative plat has not been approved, it must be revised to be in compliance with all regulations in effect at that time, and must be resubmitted for a full CDRC review. The one-year expiration date for this tentative plat is February 21, 2006. 2. Correct the existing zoning classification listed under general note three (3) on sheet 1 of 5 to PAD-12. In addition, revise all on-site and off-site zoning classifications listed on the plat. SR no longer applies and is now PAD-12 and Civano Specific Plan shall now be revised to state Civano Master PAD. . (D.S. 2-03.2.4.D) 3. It does not appear that lots 1-5 are located within 300 feet of an on-street visitor parking space. The distance shall be measured along the sidewalk area. Prior to construction of trail, trail route shall be flagged in cooperation with Parks and Recreation. Trail route and construction are subject to approval by Parks and Recreation. Trail shall be protected from wash flows, erosion, slope wash downs, drainage from adjacent street and property.
