RESUBMITTAL REQUIRED: Final Plat.

The Final Plat (FP) cannot be approved as submitted. Please address the following review comments prior to the next submittal.

Final Plat:

1. The submitted CC & R's do not appear to be prepared for Civano Block 2. The Recitals state that the CC & R's are for Blocks 79 through 82 that were recorded in Book 50 of Maps and Plats at Page 56, records of Pima County Recorder. The subject development is described in the Final Plat Title Block as "A resubdivision of Block 2 of Civano I, Lots 166-527, Bk. 52, Pg. 84 M&P". It appears that the existing CC & R's need to be amended to include the subject development.
2. The drainage structures maintenance, by the neighborhood association, has not been addressed properly in the CC & R's. The amendment shall include detailed information and instructions for maintaining the drainage structures. It is recommended to include the drainage structure maintenance checklist, as an exhibit, to the CC & R's.
3. Both comments were not addressed with this submittal. Perhaps a meeting to go over the comments would help in approving the FP.
