CONDITIONAL APPROVAL

TRANSMITTAL: May 26, 2005
DUE DATE: May 31, 2005

COMMENTS: The Zoning Review Section at Development Services verifies that the tentative plat meets the requirements of the Land Use Code, subject to the following requirement. However, should there be any changes requested by other CDRC members, the approval is void, and we request copies of the corrected tentative plat to verify that those changes do not affect any zoning requirements.

1. Revise the information in #2 (Site Boundary Setbacks- Adjacent Zoning) under the Lot Setback Requirement heading on sheet 1 of 8. To the adjacent C-2 zoned property the required setback is simply the height of exterior building wall.

The applicant will be adding a general note to the tentative plat stating the following:

There shall be individual enhancement (pop outs, color variation, etc.) for any side of the proposed homes facing Golf Links Road or Lakeside Parkway. Furthermore, no two color schemes or elevations shall be adjacent to each other facing the streets.

The Department of Urban Planning and Design staff requests that DSD staff confirm the changes on the mylar.
