The subject project has been reviewed. We offer the following comments:

1. Provide the correct S05-XXX Case Number in the Title Block (D.S. 2-03.6.1.k).
2. The DEDECATION Block is missing the Trust Number.
3. The BENEFICIARY Block is missing the Trust Number (D.S. 2-03.6.3.C).
4. The BENEFICIARY Block is missing the correct address.
5. Place the words "BOOK_________ PAGE_________" in both the upper and the lower right corners outside the margin line as required by D.S. 2-03.6.1.G.
6. Add a symbol in the Legend for the SET MONUMENTS.
7. Number all General Notes.
8. Revise the "Floodplain Use Permit" note to state that "Prior to issuance of any building permit, a Floodplain Use Permit is required for the proposed fill and construction of drainage facilities in the existing regulatory 100-year floodplain. The Developer is required to acquire the Floodplain Use Permit, with the Grading Plan Permit, for any proposed work in the said 100-year floodplain, which would result in the floodplain containment and the removal of proposed lots, within the flooded areas, from the regulatory floodplain". The purpose of this comment is clarify on the plat that floodplain use permits will not be required for the impacted individual lots when they come in for permitting (D.S. 2-03.6.2.E.).
9. Since this project does not propose any new public streets and/or drainageways, replace the word "Public" by "Private" in the second paragraph of the dedication.
10. Add the words "Private Streets" in the second paragraph, in the "Title to the Land" and "The Association will accept responsibility" statements.
11. The "1' No Vehicular Access Easement" to be abandoned by the subject Plat must be legally delineated/described to separate it from the "1' No Vehicular Access Easement" to be dedicated by the Plat.
12. Clarify what the square, shown in the northeast corner of Common Area "C", between lots 6 and 7, is.
13. Show all the required monuments for the entrances returns and the common areas (D.S. 2-03.6.5.).
14. Show required erosion hazard setback lines as required by D.S. 2-03.6.4.E.
15. Show the limits of the 100-year floodprone area in a surveyable and readily retraceable manner as required by D.S. 2-03.6.4.F.
16. Show the existing 30' ingress/egress and P.U.E. shown on the Plat that was approved under case # S00-006 (D.S. 2-03.6.5.B.).
17. Show the distance and bearing between all monuments used. Indicate whether measured or calculated as required by (D.S. 2-03.6.5.C.5).
18. Submit a copy of the CC & R's for review. The CC & R's should specifically address the drainage facilities maintenance. This Office recommends including the maintenance checklist in the CC & R's to allow the owners' association access to it and to facilitate their maintenance responsibility (D.S. 2-03.6.6.).
19. The Assurances package is acceptable. Submit all the required supporting documents with the Original Assurances package.

Prepare a detailed response that explains the revisions that were made and references the exact location on the Final Plat where the revisions were made.

The proposed sewer collection lines to serve the above-referenced project have been reviewed on behalf of the Pima County Department of Environmental Quality (PDEQ) and the Pima County Wastewater Management Department (PCWMD). This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use.


ALL SHEETS. Revise the project number to reflect S05-012.

SHEET 2. Delete the public sewer easement as Pima County Wastewater Management Department no longer requires public sewer easements across common areas since they are granted as easements in the Dedication.

A public Sewer Service Agreement for the proposed number of residential lots has been sent to your office. After three original Sewer Service Agreements have been signed by the Owner of Record, the three originals should be returned to Pima County Wastewater Management in order to satisfy the necessary requirements needed to approve the Mylars of the final plat.

Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the final plat. The required revision(s) may be shown on the Mylars.

Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Department of Environmental Quality.

Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
