This review letter may contain comments pertaining to the concerns of either Department. The following comments are offered for your use. Sheet 1: A portion of the proposed 30' landscape bufferyard shown along Houghton Road on Sheet 3 is also an existing 10' public sewer easement per Docket 10688, Page 841. This is permissible only if the landscaping within the public sewer easement conforms to PC/COT Standard Detail A-4. Replace General Note 34 (or, add a General Note) with one that states: THE LANDSCAPING WITHIN ALL PUBLIC SEWER EASEMENTS SHOWN HEREON SHALL BE IN ACCORDANCE WITH THE PLANTING GUIDELINES OF PC/COT STANDARD DETAIL WWM A-4. Sheet 3: Delete the specific public sewer easement shown across Common Area C. All of Common Area C will need to be granted as a public utility easement by the final plat. Sheets 3 & 5: The vehicular access to Manholes 1 and 2 in Common Area C on Sheet 3 and the vehicular access to Manhole 23 on Sheet 5 was verbally approved by Mr. Eric Wieduwilt of PCWMD Operations, during the review of this project under subdivision plat case number, S02-051. No action is required on this item. This item is for information only. Sheet 4: Per verbal direction provided to me by Mr. Eric Wieduwilt, PCWMD's Chief Engineer, Manholes #12 and #15 may be eliminated from the design, if desired, as shown on sewer improvement plan, G-2004-066. A second 8" diameter sewer line coming into Manholes #11 and #14 at approximately 90 degrees is approved for this one project only. No change to the tentative plat is required by this item. Subject to the above, the Pima County Department of Environmental Quality and Wastewater Management Department hereby approve the above referenced submittal of the tentative plat. The required revision(s) may be shown on the Mylars. Please note the following: Approval of the above referenced submittal does not authorize the construction of public or private sewer collection lines, or water distribution lines. Prior to the construction of such features, a Construction Authorization (Approval To Construct) may need to be obtained from the Pima County Environmental Quality. Also, air quality activity permits must be secured by the developer or prime contractor from the Pima County Department of Environmental Quality before constructing, operating or engaging in an activity which may cause or contribute to air pollution.
